A new study from Cinch Home Services<\/a> looked at how long homes have spent on the market so far in 2026 across all 50 states and compared the asking prices with the same period in 2024, giving a wider picture of how each state\u2019s housing market has changed.<\/p>\n What analysts found is that homes in Florida spend an average of 78.1 days listed in 2026 (3.6 days longer than in 2025), the third-slowest closed sale in the U.S., only behind top-ranked Hawaii (83.9 days) and Louisiana (78.4).<\/p>\n Key Biscayne’s sales, although just reflected in the three months ending in August, similarly had an average selling time of 75 days, compared to 100 days last year in that span, according to analysts at Redfin<\/a>.<\/p>\n Key indicators by Realtor.com<\/a> showed in September that in the 33149 Zip code, the median listing days on the market was 97, which was down 10.48% year-over-year, indicating steady movement.<\/p>\n Florida’s average asking price is $424,129 in 2026, a 6.4% reduction from 2024 (a drop of about $29,100) and the second-most differential among the top 10 slowest-selling states only behind Hawaii (-11.2% with an asking price of $743,679).<\/p>\n Key Biscayne’s housing market reflected a 4% uptick in median selling price, from $3,575,000 to $3,700,000 from the second quarter in 2025 compared to the second quarter in 2026, according to data supplied by Berkshire Hathaway EWM HomeServices mid-year Insight Report<\/a>. (Condo prices were up 6% for under $2 million listings, and 19% up for over $2 million listings.)<\/p>\n Miami-Dade County’s overall housing market reflected a 2% median sales price increase, from $675,000 to $690,000, over that same period, the Insight Report shows.<\/p>\n Connecticut and Rhode Island tied for the fastest-moving housing markets, spending an average of just 39.4 days listed.<\/p>\n Connecticut\u2019s average asking price is $524,243, almost unchanged from 2024, while Rhode Island\u2019s has risen 7.8% to $574,325. That\u2019s the biggest price increase of any state in the study.<\/p>\n “Anyone preparing to sell should look at what\u2019s happening close to home rather than assume there\u2019s one pace for the whole country,” said a spokesperson at Cinch Home Services<\/a>.<\/p>\n \u201cThe price figures are useful alongside that. Rhode Island has the joint shortest time on market and the biggest rise in asking prices since 2024. Hawaii has the longest time on market and the biggest fall in asking prices. But it isn\u2019t as simple as saying that a longer wait always means prices are falling. In Arkansas, for instance, homes spend more than two months on the market and asking prices have still gone up.”<\/p>\n A couple pieces of advice:<\/p>\n \u201cIf you\u2019re putting your home up for sale, start with comparable listings in your area today,” the spokesperson said. “Look at how long they\u2019ve been listed and whether the asking price has changed. A price you remember from a couple of years ago may no longer tell you much about what buyers are seeing now.<\/p>\n \u201cIt\u2019s also worth dealing with the repairs you already know about before people come to view the property. Check that the heating or air-conditioning works, fix leaks and keep any records of work done to major appliances or home systems. Those details won\u2019t decide the market you\u2019re selling in, but they can make it easier for a buyer to feel comfortable with the home.\u201d<\/p>\n
