The venture would be filed under the Live Local Act; the Act gives certain incentives and benefits to developers who reserve at least 40 percent of a project\u2019s residences as affordable housing.<\/p>\n<p>Broward County\u2019s median income was $96,200 as of 2025.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-42234\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/09\/Screenshot-2026-09-27-at-9.12.10-PM.png\" alt=\"\" width=\"1200\" height=\"458\"  \/><\/p>\n<p class=\"wp-caption-text\">A streetside view of the proposed build site. Image from Google Earth<\/p>\n<p>Communal amenities at the Mosaic would include a swimming pool, fitness center, and 103 parking spots \u2013 averaging to about 1.23 spots per unit. HTG currently has the Mosaic\u2019s 21,261-square-foot site under contract from its current owner, Pro Ven, for $2.6 million.<\/p>\n<p>The Mosaic isn\u2019t the only venture that HTG has in its pipeline. Earlier this month, Florida YIMBY reported on <a href=\"https:\/\/floridayimby.com\/2026\/09\/htg-to-proceed-with-two-phase-affordable-housing-project-at-27501-and-27525-s-dixie-highway-homestead-florida.html\" rel=\"nofollow noopener\" target=\"_blank\">Lakeview at Naranja<\/a>, another venture led by the Miami-based developer. That project would feature more than 300 residences in two phases. Like the Mosaic, it would also host affordable housing \u2013 specifically for households earning within 30 to 80 percent of the AMI.<\/p>\n<p>If brought to fruition, the Mosaic would occupy <a href=\"https:\/\/maps.app.goo.gl\/d6pVY4XLSq2dQ2WJ7\" rel=\"nofollow noopener\" target=\"_blank\">1708 N.
