Developed by Miami Design District Associates in partnership with Raycliff Capital and designed by Sn\u00f8hetta, the approximately 120,500-square-foot project will contain more than 92,000 square feet of office space and approximately 22,500 square feet of retail. KAST Construction is serving as general contractor.<\/p>\n<p>The September 30 groundbreaking accompanied the announcement of the project\u2019s first confirmed office tenant, Atria Health and Research Institute. Founded by Josh Harris, the firm manages approximately $38 billion across its private equity, private credit, and insurance platforms, according to the announcement. The supplied leasing update did not specify the size of its space.<\/p>\n<p>Sn\u00f8hetta\u2019s design incorporates a coiled stainless-steel mesh screen supported by a structural frame, with exposed concrete bays and cantilevered, scalloped terraces that vary in length and geometry between floors. The exterior screen is designed to provide shading, serve as a guardrail, and meet hurricane-resistance requirements. Its appearance shifts with viewing angles and changing light conditions.
