The towers would hold 339 condo residences in total, in a neighborhood with a 120-foot height cap. To move forward, the proposal needs a rezoning approved by at least four of the city’s five commissioners. The Sun Sentinel reports that the vote is likely several months away.

Request current Pier Sixty-Six Residences floor plans and availability

What Tavistock is proposing

According to the Sun Sentinel, Tavistock unveiled the four-tower plan earlier this year. At a late-September community meeting, Chris Gandolfo, a Tavistock senior vice president, said the 339 condos would be split among four towers. Three would sit on the south side of Southeast 17th Street, east of the Intracoastal Waterway, and the fourth on the north side near the Pier Sixty-Six resort.

Pier Sixty-Six Phase 2 tower (as proposed)LocationResidencesBuilding ANorth side101Building BSouth side90Building CSouth side75Building DSouth side73Total 339

The paper lists the rest of the program as “25,000 of retail space,” 29,000 square feet of office space, 17,000 square feet of restaurant space, a 14,000-square-foot boutique grocery store and a 1.5-mile waterfront promenade open to the public.

Stephanie Toothaker, an attorney for the developer, told the meeting that the towers were designed with a lot of glass. “One of the things we worked really hard to do is to make these buildings feel open,” she said. She also said Tavistock chose to turn 1 acre of dry land on the south side into a water basin, land she said could have held one or two more towers. She described the project as low density, noting that a 2018 development agreement with the city capped density on the site at 575 units.

What approval the Pier Sixty-Six new towers need

The Sun Sentinel reports that Tavistock needs the commission to approve a Planned Development District rezoning for Phase 2 so it can build 270-foot towers where the cap is 120 feet. That vote requires at least four votes on the five-member commission.

The project is still moving through the city’s entitlement and review process. Toothaker said it remains under review by the Development Review Committee, which can take several months. The developer must hold three community meetings with neighbors. According to the paper, the second drew close to 100 residents to the Aviva Ballroom at Pier Sixty-Six in late September.

This is Tavistock’s second attempt to build above the cap. According to the Sun Sentinel, a late-2021 proposal called for three towers rising 480 feet. It would have required raising height caps across the city, and city leaders dropped the zoning change after residents objected.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for Pier Sixty-Six Residences.

What city officials and neighbors are saying

Mayor Dean Trantalis declined to say how he plans to vote, the Sun Sentinel reports. Of residents who think 270 feet is still too high, he said: “They’re up in arms over it. They are not happy about it — and for good reason. No one in the city wants to see overdevelopment. And this is a classic example of overdevelopment.” He also credited the company’s resort redevelopment: “I think Tavistock brought a new level of luxury to Fort Lauderdale when they reimagined the hotel and brought in great restaurants and a great public area… And we’re thankful for that.” On Phase 2, he added, “I think they need to take a second look at this.”

Vice Mayor Ben Sorensen, the district commissioner for the neighborhood, told the paper that his concerns about the project’s density remain. “Residents are worried about the traffic impacts. They’re worried about the height of the towers,” he said. He added that no one has told him they’re excited about the project, “but that does not mean there are no residents who support the project.”

Joseph Maus, president of the Harbour Inlet Association, told the Sun Sentinel that he and his neighbors worry about traffic, strain on infrastructure, and shadows from the three south-side towers on homes in Harbour Inlet. Christine Winkelvoss, an association board member, wrote in a media alert that the resident coalition wants the developer to “stick strictly to the area’s existing 120-foot height limit,” citing traffic along Southeast 17th Street and public safety in a designated Coastal High Hazard Area. Her online petition, “Protect Fort Lauderdale Neighborhoods: Stop Giant Towers Next to Single-Family Homes,” had 545 signatures as of Sept. 30, according to the Sun Sentinel. It urges the commission to reject the rezoning.

What Tavistock says

Tavistock officials told the paper the project is planned to be compatible with surrounding neighborhoods and to elevate the area. The developer says some nearby residents support it but aren’t saying so publicly to avoid backlash from neighbors. In the days after the community meeting, Tavistock shared with the Sun Sentinel an email from a resident praising the designs; it declined to identify the resident, citing the controversial nature of the project.

Phase 1 context

Phase 1 is complete. At the community meeting, Gandolfo said it includes the updated Pier Sixty-Six resort with 325 hotel rooms, four buildings with a total of 88 residences, 30,000 square feet of commercial space and 8,000 square feet of office space, the Sun Sentinel reports. In a Sept. 2, 2025 release, Tavistock said Indigo, the final residential building, had received its certificate of occupancy, completing all 88 residences of Pier Sixty-Six Residences. The rezoning needs at least four of five commission votes to pass.

Request current Pier Sixty-Six Residences price sheets and floor plans

FAQ: Pier Sixty-Six Phase 2

What is Pier Sixty-Six Phase 2?

Pier Sixty-Six Phase 2 is Tavistock Development Company’s proposal for four mixed-use towers, each 270 feet tall, with a total of 339 condo residences on its Pier Sixty-Six property in Fort Lauderdale, according to the Sun Sentinel. Three towers would sit south of Southeast 17th Street and one on the north side near the resort.

What approval do the Pier Sixty-Six new towers need?

The neighborhood has a 120-foot height cap, so Tavistock needs the city commission to approve a Planned Development District rezoning, the Sun Sentinel reports. That vote requires at least four of the five commissioners and is likely several months away. The project is also still under review by the city’s Development Review Committee.

Why are some neighbors opposing the proposal?

Harbour Inlet Association leaders quoted by the Sun Sentinel cite traffic, strain on infrastructure and shadows on nearby homes. A petition urging the commission to reject the rezoning had 545 signatures as of Sept. 30. Mayor Dean Trantalis, who hasn’t said how he will vote, called the plan “a classic example of overdevelopment.”

What does Tavistock say about the proposal?

Tavistock told the Sun Sentinel the project is planned to be compatible with surrounding neighborhoods and says some residents support it privately. Its attorney, Stephanie Toothaker, described the towers’ glass design, a 1-acre water basin created instead of building, and density she called low under a 2018 agreement capping the site at 575 units.

Tavistock Development Company has proposed four 270-foot mixed-use towers with 339 condo residences as the next phase of…

[17
249,251,250
post-419197","post","type-post","status-publish","format-standard","has-post-thumbnail","category-fort-lauderdale","tag-fort-lauderdale","tag-fort-lauderdale-headlines","tag-fort-lauderdale-news
["GET
