The Tallahassee metropolitan housing market home price growth was up 1.6% in August as the number of homes sold declined, according to the latest report from Florida Realtors.<\/p>\n

The median sales price for an existing single-family home in the Tallahassee MSA was $350,000 in August, a 1.6% increase from August 2025. The statewide median sales price was $415,000, which rose 1.2% over the same period. Year-to-date, the Tallahassee median sales price stands at $340,000, no change from a year ago, compared with Florida\u2019s statewide median of $421,612, which increased 1.8%.<\/p>\n

While prices continued to rise, home sales moved in opposite directions.<\/p>\n

The Tallahassee MSA recorded 286 closed sales in August, a 6.5% decline from a year earlier. Florida recorded 21,497 closed sales statewide, a decrease of 1.4% over August 2025.<\/p>\n

Tallahassee is now behind last year\u2019s pace of sales transactions on a year-to-date basis. The region reported 2,414 closed sales through the first eight months of 2026, a 1.9% decrease from the same period in 2025. Statewide, closed sales totaled 179,621, representing a 3.9% increase year over year.<\/p>\n

Two-Year Trend<\/p>\n

The chart below shows that the Tallahassee MSA single-family home median sales price has generally trended upward over the past two years, despite some month-to-month fluctuations. After beginning near $320,000 in mid-2024, prices climbed steadily through late 2024 and early 2025 before leveling off for several months. The three-month moving average indicates the market has remained relatively stable while continuing its overall upward trajectory. However, over the last three months, the three-month moving average has started to flatten out.<\/p>\n
