DUVAL COUNTY, Fla. \u2013 Northeast Florida home prices rose slightly in September, but closed sales and new listings declined from August as homes took longer to sell and buyers had more properties to choose from, the Northeast Florida Association of Realtors said<\/a>.<\/p>\n

The median price for a single-family home across the six-county region increased 1.1% to $399,000. Homes spent a median of 36 days on the market. The region had 1,581 closed sales, down 9.5% from August, and 1,591 pending sales.<\/p>\n

There were 2,199 new listings and 6,287 homes in active inventory, equal to a four-month supply. The Home Affordability Index fell to 81. An index below 100 means a median-income family does not have enough income to qualify for a mortgage on a median-priced home, based on the index\u2019s assumptions.<\/p>\n

\u201cBuyers have more choices and negotiating power, while sellers are learning that yesterday\u2019s pricing strategies may not work in today\u2019s market,\u201d NEFAR President Kim Knapp said. \u201cConditions vary significantly across our six-county region, making local market knowledge and the guidance of an experienced Realtor more valuable than ever.\u201d<\/p>\n

County-by-county: Prices, sales and affordability diverge (compared to August report)<\/p>\n

Duval County: The median price rose 3.6% to $345,000, while homes spent a median 29 days on the market, up 16% from August. Closed sales fell 9.1% to 830. The county had 3,139 homes available, a 3.8-month supply. Its affordability index dropped 4 points, to 82 from 86.<\/p>\n

Clay County: The median price fell 4.1% to $355,000, and homes took a median 48 days to sell. Closed sales declined 11.7% to 219. Inventory stood at 954 homes, a 4.4-month supply. Affordability improved 2 points to 89, the highest score in the region.<\/p>\n

St. Johns County: The region\u2019s highest median price slipped 0.5% to $568,750. Homes spent a median 42 days on the market, up 6.3%, and the county recorded 390 closed sales. Its 1,456 homes in active inventory represented a 3.7-month supply. The affordability index edged down 1 point to 77.5.<\/p>\n

Putnam County: The median price increased 2.2% to $291,250, while homes spent a median 31 days on the market. There were 34 closed sales and 224 homes in active inventory, a 6.6-month supply \u2014 among the region\u2019s largest. The affordability index fell 4 points to 74.5.<\/p>\n

Nassau County: The median price jumped 9.3% to $496,500, but closed sales fell 19.3% to 96 and pending sales dropped 37% to 68. The county had 434 homes available, a 4.5-month supply. Its affordability index fell 7.5 points to 68.5, the lowest in the region.<\/p>\n

Baker County: The median price was $378,450, and homes spent a median 49 days on the market. The county recorded 12 closed sales and had 80 homes in active inventory, a 6.7-month supply \u2014 the region\u2019s largest. Affordability improved 2.5 points to 80.5.<\/p>\n

\u201cWhat stands out in September is that home prices remain relatively stable even as the pace of sales has slowed,\u201d Knapp said. \u201cBuyers are comparing options, and homes that offer the right combination of price, condition and value are better positioned to attract attention.\u201d<\/p>\n
