After purchasing the property in 2009 from Luthra Ventures for $1 million, the couple finally is preparing to build their dream home, Aaron Isler said.

Designed by Maitland-based residential design and architecture firm Winter Park Design, the house will have two stories and a basement included in that square footage.

The board’s lakefront approval is final and does not require a City Commission vote. The plans will still undergo building permit review.

<img loading="lazy" decoding="async" class=" lazyautosizes lazyload" alt="The first-floor plan places the primary suite in a separate wing and connects the kitchen and gathering room to the pool terrace. (Courtesy of Winter Park Design)

The couple now lives in Orlando’s Thornton Park neighborhood, Aaron Isler told the board. Their plans will bring a house to a roughly 0.39-acre lot they have held onto for 17 years, a rare undeveloped site among Winter Park’s most desirable lakefront locations.

A house that opens toward the lake

Renderings show a formal front elevation with cream-colored walls, dark window frames and a steep roof punctuated by dormer windows. Arched openings and dark balcony railings give the facade depth, while a central entrance establishes a clear sense of arrival.

The design’s French influence is clearest in its mansard-style roof, which changes pitch partway up each side. Named for 17th-century French architect François Mansart, the form became a hallmark of France’s Second Empire architecture in the 19th century. Decorative corner blocks and sculpted trim beneath the roofline reinforce that classical character.

A curving paved driveway will lead to a detached two-car garage with the same pale exterior and dark roof. Wood-toned garage doors will add warmth to the street-facing composition as a breezeway connects the garage to the house.

<img loading="lazy" decoding="async" class=" lazyautosizes lazyload" alt="The dining room will extend from the main house beneath a curved glass roof, with views across the pool terrace toward the cabana. (Courtesy of Winter Park Design)

The design opens up on the lake side, where a glass-enclosed dining room will project from the main house beside the pool terrace. Its curved glass roof will continue the sweep of the arched doorway below, surrounding the dining table with views of the sky, garden, pool and cabana. The effect is closer to a garden conservatory than a conventional dining room.

<img loading="lazy" decoding="async" class=" lazyautosizes lazyload" alt="The lake-facing side of the planned home will include a pool terrace, a cabana and a glass-roofed dining room overlooking Lake Virginia. (Courtesy of Winter Park Design)

That room will adjoin a kitchen with a large island, which opens into a gathering room measuring about 25 feet by 17 feet. Broad openings toward the terrace will connect those everyday living spaces to the water-facing side of the property.

At the front of the house, a curved staircase will sweep along the foyer wall beneath tall, arched windows. A library will sit off the entrance, giving the floor plan a quieter room apart from the kitchen and gathering area.

<img loading="lazy" decoding="async" class=" lazyautosizes lazyload" alt="A curved staircase will rise through the foyer beside tall, arched windows in the home designed by Winter Park Design. (Courtesy of Winter Park Design)

The primary bedroom suite will occupy a separate first-floor wing beside the pool. Plans show a walk-in closet and a bathroom with a freestanding tub set beneath an arched window, repeating a shape that appears throughout the house.

Space for a swim, a sauna and a round of golf

Another two bedrooms, a studio, a loft and an exercise room will fill out the second floor. An elevator will connect all three levels.

<img loading="lazy" decoding="async" class=" lazyautosizes lazyload" alt="The property outlined in turquoise at 1340 Lakeview Drive is the site of Aaron and Desiree Isler's planned 6,728-square-foot home on Lake Virginia in Winter Park. (Courtesy Orange County Property Appraiser)

The basement will account for about 1,849 square feet of the home’s total, with a family room, a bar, a wine room and an 18-by-16-foot golf simulator area. A separate spa area will include a sauna and steam room. The basement is excluded from the city’s floor-area calculation, leaving the proposal about 14 square feet below the allowable limit, according to the staff report.

Outside, a cabana with cooking and seating areas will face the pool, creating another place to gather across the terrace from the house. The landscape plan, prepared by Verlander Landscape Architecture, shows a pool with a vanishing edge, an adjoining spa and steps leading down toward the lawn.

The lakefront design will use a series of lower walls and terraces to follow the slope toward the water. City staff found that the arrangement meets Winter Park’s limits on the height of walls and pool decks facing the lake.

Garage placement draws questions

The board’s discussion centered on how close the garage will sit to the front property line.

The plans put 16 feet, 8 inches between the garage and that line, compared with the normally required 40 feet. The main house will meet the 40-foot requirement.

Staff supported the smaller garage setback, pointing to Lakeview Drive’s curve and an adjacent house that sits 16 feet, 4 inches from its front property line. Board members also examined the distance between the garage and the road itself, which is greater than the setback measured from the property boundary. A 20-foot strip of city-owned land associated with the former Dinky Railroad puts the garage about 50 feet from the road.

“When I first heard 17 feet, my alarm bell started going up,” Chair Jason Johnson said. He said the drawings, neighboring property’s placement and road’s curve resolved his concern.

The house will also meet a 102-foot lakefront setback based on the neighboring homes, according to the staff report. Further, all six protected live oak and cypress trees on the property will remain.

“I think it fairly respects all the existing trees,” board member Michael Dick said, citing a large cluster near the front of the lot as one reason he supported the plan.

Have a tip about Central Florida development?
