Toothaker explained the ULDR currently bars accessory dining and bar amenities for properties under 50 rooms unless the board grants a variance. She said the proposed amenity areas — poolside seating and a small patio bar — are intended only for guests, carry no parking requirement, and will not be open to the general public or outside patrons.

Board members asked whether state alcohol licenses (2-COP or 4-COP) would still be required; counsel and the applicant confirmed both municipal zoning verification and state licensing remain separate processes. No members of the public registered to speak. After brief questions, the board approved the requested variances in two separate motions that together authorized hotel accessory uses for the 39-room property.

What happens next: the owner must still secure necessary state liquor licenses and obtain building and operational permits as required; the accessory use approval applies only to on-site service for registered guests as represented to the board.

The Fort Lauderdale Board of Adjustment approved variances that will let the soon-to-be Parakeet Hotel at 3081 Harbor…

[17
249,251,250
post-47204","post","type-post","status-publish","format-standard","has-post-thumbnail","category-fort-lauderdale","tag-fort-lauderdale","tag-fort-lauderdale-headlines","tag-fort-lauderdale-news
["GET
