A previously announced pre-lease of 108,000 square feet with an international logistics management company specializing in freight forwarding and consolidating services commencing with building completion and tenant build-out, expected to be in the first quarter of 2027, and expiring June 2037, has been expanded by 29,000 square feet bringing Building 36 to 100% pre-leased. Building 36 recently commenced construction and is expected to achieve LEED certification with a total expected investment of $56.2 million. The estimated stabilized cap rate is 5.8%.<\/p>\n<p>\nCountyline Corporate Park Phase <a href=\"https:\/\/www.stocktitan.net\/articles\/implied-volatility-vs-historical-volatility\" title=\"Read: Implied Volatility vs Historical Volatility: Complete Trading Guide\" class=\"article-link\" rel=\"noopener nofollow\" target=\"_blank\">IV<\/a> consists of a 121-acre project entitled for 2.2 million square feet of industrial distribution buildings in Miami\u2019s Countyline Corporate Park (\u201cCountyline\u201d), immediately adjacent to Terreno Realty Corporation\u2019s seven buildings within Countyline (Countyline Corporate Park Phase III). Countyline is a landfill redevelopment adjacent to Florida\u2019s Turnpike and the southern terminus of I-75 located at the intersection of NW 170th Street and NW 107th Avenue.
