JLL<\/a> Income Property Trust has acquired a fully leased healthcare facility in Tampa for $21 million, adding to its healthcare allocation in the Tampa Bay market.<\/p>\n

The property, located at 3000 University Center Drive<\/a>, is leased to a National Cancer Institute-designated comprehensive cancer center and sits less than two miles from two of the tenant\u2019s larger hospital campuses.<\/p>\n

The acquisition adds to JLL Income Property Trust\u2019s healthcare portfolio as investors continue to favor outpatient medical facilities supported by long-term demographic demand.<\/p>\n

A strategic location near Tampa\u2019s major highways<\/p>\n

The building sits between I-275 and I-75, providing access across the Tampa metro.<\/p>\n

The area surrounding I-75 has seen recent population growth driven by new construction, high incomes and a diverse labor pool. Major employers including USAA, CitiCorp, Coca-Cola, JP Morgan Chase, Progressive Insurance and MetLife, operate nearby.<\/p>\n

Healthcare real estate remains a core allocation<\/p>\n

Healthcare real estate has been a core component of JLL Income Property Trust\u2019s strategy since its inception in 2012.<\/p>\n

As of November 30, 2025, healthcare assets accounted for 9% of the trust\u2019s approximately $7 billion portfolio, totaling $626 million across 24 healthcare properties nationwide.<\/p>\n

\u201c3000 University Center is an attractive addition to our healthcare allocation,\u201d said Allan Swaringen, president and CEO of JLL Income Property Trust. \u201cWith construction costs rising due to inflation and tariffs and the unique infrastructure needs of medical outpatient buildings, limited supply has led healthcare tenants to exhibit high retention rates.\u201d<\/p>\n
