Tavistock Development Co.<\/a> has closed deals for future homesites in Sunbridge with four homebuilders this month, totalling $34.84 million, and still has more closings scheduled before the end of the year.<\/p>\n

The closings took place in both Orange and Osceola counties, with Toll Brothers, Pulte, Tri Pointe Homes and Perry Homes. The latter two are new additions to the builder lineup at Weslyn Park.<\/p>\n

Move-up and luxury homebuilder Tri Pointe Homes<\/a>, which opened its Orlando division last year, paid $13 million for Neighborhood D-East<\/a>, which has 288 lots across from the master-planned community\u2019s main amenity: the Watershed.<\/p>\n

Division President Joel Underwood told GrowthSpotter the builder is still wrapping up its engineering work and should break ground in the first quarter of 2026. The neighborhood will open for sales in 2027.<\/p>\n

Underwood said the developer was looking for a different product line-up for this particular parcel. \u201cTavistock wants the parcel to have some smaller product, not some of the larger houses that are typical in Sunbridge,\u201d he said. \u201cSo it gave Tavistock the ability to deliver to the market our premium brand, and it gave us the ability to demonstrate for it.\u201d<\/p>\n

Perry Homes<\/a>, which operates in the move-up\/luxury space and exclusively builds detached single-family homes, paid $2.34 million for 26 lots in Phase 4 of Weslyn Park. The deal breaks down to $90,000 per lot.<\/p>\n

The Texas-based luxury homebuilder expanded into Florida in 2023. This is the builder\u2019s second confirmed deal in the Orlando market following Waterlin<\/a>. Marketing Director Polly Kalicak told GrowthSpotter Perry purchased all 60-foot lots and plans to expand the product offering in the future.<\/p>\n

Toll Brothers and Pulte<\/a> paid a combined\u00a0$19.5 million for Neighborhood 7, the second residential subdivision in the Orlando section of Sunbridge.<\/p>\n

The 436-home neighborhood will be developed in four phases and will offer four product types: Pulte will be building the townhomes and bungalow homes, while Toll Brothers will take all of the 50- and 60-foot lots.\u00a0The first phase will have 100 homes, including some of each category, and the amenity center.<\/p>\n

Max Perlman, Pulte\u2019s VP of Land, said he expects that horizontal development to begin in late 2026 with vertical construction beginning in late 2027. The floorplans for Pulte will be similar to the product offering at Everbe, he said.<\/p>\n

\u201cPulte and Toll will be jointly planning and developing the property,\u201d Perlman said. \u201cWhile the amenity design is far from finalized, it is expected that programming will include a fitness center, club room, covered cabana, resort pool, pickleball courts, a tot lot and dog park.\u201d<\/p>\n

Tavistock still has four more Sunbridge deals scheduled to close this month in Phase 4 of Weslyn Park. Ashton Woods and Dream Finders Homes, two of the community\u2019s original five builders, will be taking down lots. And two builders, M\/I Homes and ICI Homes, which are active in Lake Nona, will join the lineup for Sunbridge next year.<\/p>\n
