In a real estate deal that blends luxury living with large-scale philanthropy, energy titan and renowned art collector Roger Sant has sold his full-floor condo at the Ritz-Carlton Residences in New York City for $23.8 million, according to Robb Report.
Sant, co-founder of AES Corp., has earmarked the entire sale price for charitable donation, turning a massive real estate exit into a windfall for philanthropic causes.
The 28th-floor residence sold to a Delaware-based limited liability company with an address in Fort Worth, Texas, Robb Report said.

While $23.8 million is significant, it highlights volatility in the ultra-luxury segment. The property was originally priced at $39 million, before the price dropped to $29 million.
Despite the final price falling short of the initial asks, the sale is still a significant gain over his purchase price. Sant paid $17.6 million for the condo in 2017, according to Robb Report.
The 6,800-square-foot condo is one of just 12 at the Ritz-Carlton, a 1920s tower designed by Emery Roth, who designed many New York City buildings. The home was renovated for Sant by designer Thomas Pheasant, who included a 33-foot-long gallery leading to the living room and an adjoining dining room.

The primary suite is a 2,000-square-foot sanctuary filling the entire west wing. It has two bathrooms, two dressing rooms and Central Park views.
The cost of a Ritz-Carlton residence goes beyond the purchase price. The new owner must pay more than $17,000 in common charges for a suite of white-glove services, including a private resident-only lobby, dedicated concierge and full access to the hotel’s business center, fitness center and La Prairie Spa, according to Robb Report.
Sant has long been a fixture in the world of high-impact giving. As co-founder and chairman emeritus of The Summit Foundation, his work has focused on environmental conservation.
