Against the backdrop of a 34% increase in average housing prices in Bucharest over the past two years and a tightening supply of new investment opportunities, SPEEDWELL launched the QUEENS District project in October 2025. According to the developer, around 40% of the units in the first two residential buildings have already been sold or reserved, with investors accounting for roughly 70% of purchases, citing expectations of capital appreciation and rental yields.

The QUEENS District development is located in a central area of Bucharest, close to the city’s emerging business hub and existing green spaces. Construction started in December 2025 on the first two residential buildings, which will include a total of 147 apartments, as well as on a class A office building with two wings and a total leasable area of 22,500 sqm. A modern Regina Maria hospital will be developed in the immediate vicinity of the project, adding an extra level of stability for future buyers and investors.

Zero-carbon office buildings

The building will operate with zero carbon emissions, being powered exclusively by electricity from renewable sources.
