Real estate developer AmTrustRE’s 203 Jay Street has secured two food and beverage tenants to anchor the eight-story building’s ground floor, according to a release. Didi’s Pizza and Wine Bar will take a 3,300-square-foot space with plans to open in early 2026, joining fellow tenant Bond St Coffee, which is slated to open this month in a 1,700-square-foot space.

Didi’s Pizza and Wine Bar will offer a casual concept ideal for dining during the day as well as after-hour meals. Nick Semkiw, known for spots like Chica & The Don, a Latin American cocktail lounge in Flatiron, is behind the forthcoming concept. Semkiw could not be reached for comment prior to publication. As of now, details regarding menu and design remain unknown.

AmTrustRE has also inked leases with office tenants, including behavior health and wellness service Elevate Point, Lindamood-Bell Learning Centers and SmartSign, a manufacturer of physical display products and signage. The building will also feature amenities such as a fitness center, floor-to-ceiling windows and a rooftop terrace.

“203 Jay’s location in one of the most vibrant areas of North Brooklyn makes it extremely attractive to both commercial and community tenants,” Jonathan Bennett, president of AmTrustRE, said in the release. “ For our newest tenants, the property’s convenience was a major draw, but its best-in-class amenities are what set it apart. These three leases underscore our ability to attract prominent organizations and reflect the increasing demand for quality space in the DUMBO/Downtown submarket.”

Other tenants at the building include Paycom, Morgan & Morgan, Life Stance Health and Access Justice Brooklyn.
