Want to live in an apartment with floor-to-ceiling windows and a rooftop terrace overlooking the Gowanus? Or in a prewar building near the Bronx Zoo with renovated rooms and brand-new fixtures?

Three affordable housing lotteries that may help you reach these dreams are closing in late February or early March. In the Bronx, a lottery will place applicants on a waiting list for apartments in Belmont and Mount Eden. Applicants may apply even with no income; the maximum eligible household income is $210,000. 

In Brooklyn, two lotteries offer apartments available to lease in Gowanus and East Williamsburg. Eligible applicants must earn between $32,160 and $226,800. 

Here’s what to know before the deadlines.

THE BRONX

BELMONT, MT. EDEN 

Belle Eden Apartments

Applications close: Feb. 27

Rent ranges: 

For some buildings, rents are calculated as 30% of your income, while in others rents are fixed amounts based on income tiers calculated in reference to an Area Median Income (AMI). Here is a partial snapshot of some available units, monthly rent, household size, income and asset limit requirements:

A housing lottery is ending on Feb. 27 for Belle Eden Apartments, which are located in four 1920s-era buildings in Belmont and Mt. Eden in the Bronx. 

The buildings were rehabilitated through the Neighborhood Pillars city program, which supports the preservation of affordable housing. Renovations kept the apartments’ prewar layouts but included new kitchens, bathrooms, fixtures and flooring. 

The Belmont buildings are near the Bronx Zoo and New York Botanical Garden. They’re close to the B, D, 4 and 1 trains. Rent includes hot water and heat but not electricity (including electric stove).

$812 – $2,155 for a one-bedroom 

$965 – $2,576 for a two-bedroom 

$1,105 – $2,966 for a three-bedroom 

$1,222 – $3,298 for a four-bedroom

The housing lottery for units in this new East Williamsburg development closes March 4. This building is being constructed through the Inclusionary Housing Program, which is designed to promote and preserve affordable housing where zoning has been changed to encourage new development. 

One- to four-bedroom apartments are available with modern designs and furnishings, including a patio or balcony, dishwasher, energy-efficient appliances, high-end kitchen appliances, countertops and finishes and an intercom. 

The building is smoke-free and includes elevator access and an accessible entrance and security cameras. It’s within steps of the G train and near the J, M, Z and L trains. Rent includes hot water and heat but not electricity (including electric stove). There are fees to use laundry machines and bicycle lockers.

Rent range: 

$907 – $2,496 for a one-bedroom 

$1,052 – $2,958 for a two-bedroom

The housing lottery for one- and two-bedroom units in this Gowanus development closes March 9. This affordable housing development is being constructed through the Inclusionary Housing Program. 

Maison Bond Apartments offer expansive layouts, triple-glazed floor-to-ceiling windows and refined interior details. The neighborhood design is just as elegant, with canal-front pathways and historic architecture. 

Amenities include a fully equipped gym, bike storage lockers (accessible for a fee), a sunlit rooftop terrace with a deck overlooking the Gowanus Canal, a BBQ grill and prep kitchen, and a skybridge. One pet of 40 pounds or less (no aggressive breeds) is allowed per apartment. Tenants are responsible for heat, hot water, and electricity, including electric stove.
