STATEN ISLAND, N.Y. — Six luxurious homes — ranging in price from over $1.3 million to over $1.5 million — now sit at the site of the former Green Side Up Nursery and Garden Center in Annadale.

Four of the six homes on Philip and Poillon avenues have been sold, but are not yet occupied, with two remaining listed for sale by Robert DeFalco Realty, according to Laura Vallone, a real estate agent who has represented the builder, Savo Brothers, for more than 20 years.

Just one block away from St. Joseph by-the-Sea High School, the homes occupy a .63-acre lot that sold in May 2024 for $2.3 million.

While the garden center’s former address was listed as 5050 Hylan Blvd., that address wasn’t recognized by the city Department of Buildings at the time of sale. Rather, the plot of land — located between Philip and Poillon avenues — now comprises six lots divided between those two streets.

All six of the homes feature brick facades, vinyl siding and high-end details. Each was listed as a five-bedroom, six-bath home, which includes a one-bedroom, one-bath apartment on each property.

The homes still for sale include 383 Philip Ave., with an asking price of $1.575 million.

At 4,000 square feet, it sits on a .14-acre lot and includes a garage and driveway parking. It is an all-electric home and features a 15-panel solar energy system, high-end appliances, solid oak flooring, a gourmet kitchen and crown moldings.

Also on the market is 344 Poillon Ave., Vallone said. That home is listed for $1.535 million. The 4,000-square-foot home also lies on a .14-acre lot. It is also an all-electric residence featuring a 15-panel solar energy system, qualifying the homeowner for both state and property tax rebates. The home also includes a garage and driveway for off-street parking options.

Buyers aren’t expected to move into the sold homes at 393 Philip Ave., 389 Philip Ave., 350 Poillon Ave., and 397 Philip Ave., for a few months, Vallone said, as the homes await completion and final city inspections.
