Signature Development Group and SRM Development are updating their plans for senior housing on Oakland’s waterfront. 

Signature and Spokane-based SRM submitted a revised application for a senior residential complex at Brooklyn Basin Parcel E that trims their previous plans by nearly 10 percent, San Francisco YIMBY reported

The developers now propose 175 units in a seven-story building, down from the previously planned 191 units. The roughly 85-foot-tall structure is expected to yield approximately 216,000 total square feet. Within this footprint, 130,200 square feet are allocated for housing, while 31,000 square feet are reserved for shared resident amenities.

The residential mix is designed to serve a variety of senior needs, including 23 dedicated memory-care units. The remaining inventory consists of 27 studios, 87 one-bedroom units and 38 two-bedroom apartments. Several units with stoops would overlook the adjacent Shoreline Park. This configuration aims to integrate the senior living facility into the broader 64-acre Brooklyn Basin master plan.

This master plan is projected to eventually house between 6,000 and 9,000 residents upon completion. The senior housing component would rise on a 1.2-acre property at the southwestern edge of the development area along Eighth and Ninth Avenues.

Signature and SRM’s reduction in residential capacity deviates from other developers’ multifamily plans in the Bay Area, as many seek to increase the number of units at proposed project sites, often utilizing state density incentives to build larger than what zoning rules would typically allow. 

In San Francisco’s South of Market neighborhood, Thompson Builders increased its plans for housing at 360 Fifth Street, beefing up its proposal to a 25-story tower with 272 units from an eight-story, 127-unit building that was approved in 2018 under previous owner Leap Development. 

Additionally, in the city’s Potrero Hill area, DM Development is building a 12-story structure with 425 units, up from a previous application that called for 290 units across seven stories. At the One Oak development, Emerald Fund is seeking to build a 41-story tower with 541 units, an increase from a previous plan for 319 units. South of San Francisco in San Jose, Satellite Affordable Housing Associates hopes to construct a 99-unit, nine-story apartment complex at 501 South Almaden Avenue, nearly doubling the number of units from a 53-unit iteration.
