Manhattan, NY GFP Real Estate, LLC made known that Stuf Storage has signed a new 10-year lease for 7,828 s/f at 10 Astor Place in the NoHo neighborhood.

Stuf will occupy 736 s/f on the ground floor and 7,092 s/f in the building’s basement, where it will open a new self-storage facility designed to serve nearby residents, students and small businesses.

The lease marks the latest addition to GFP Real Estate’s tenant roster at the historic Astor Place property and reflects continued demand for flexible service-oriented uses in high-density downtown neighborhoods. The transaction brings the building to 100% leased.

Stuf Storage specializes in converting underutilized areas within existing buildings — such as basements and lower-level spaces — into professionally managed storage facilities.  The company’s model allows property owners to generate revenue from spaces that would otherwise remain dormant while offering nearby residents convenient storage solutions.

The Astor Place facility will mark Stuf’s 11th location in New York City, further expanding the company’s footprint in space-constrained urban neighborhoods.

Located at the crossroads of Greenwich Village, NoHo and the East Village, 10 Astor Place sits just steps from New York University and some of downtown Manhattan’s most vibrant residential and commercial districts. The area’s dense population and limited apartment storage capacity have helped fuel growing demand for neighborhood-based storage services.

Originally constructed in 1876 by architect Griffith Thomas, 10 Astor Place is a seven-story, 156,000 s/f neo-Grecian building that was originally built as a factory and printing facility.  The property features loft-style floor plates, high ceilings and windows that provide natural light. The building’s location in NoHo places it within walking distance of Washington Square Park, NYU and subway lines serving downtown.
