New York City has launched a housing lottery for 56 units at the Pecora, located at 41-08 Crescent St. in Long Island City.
This 26-story luxury apartment complex features 184 total housing units, with 128 being at market rate. All 56 units set aside for the housing lottery are intended for those earning 130% of the area median income and with an asset limit of $210,600.

Studios account for 17 of the units set aside. Rent for one of these units is $3,271 a month. No more than two people can live in one of these units, and they must combine to earn $117,703-$168,480 a year.
There are 24 one-bedroom units set aside. The monthly rent is $3,408. Up to three people can occupy one of these units, as long as they combine for an annual income ranging from $123,703-$189,540.
The last 15 apartments set aside are two-bedroom units, which cost $3,702 a month in rent. One of these units can house up to five people. The combined annual household income must be $136,938-$227,500.
Units at the Pecora feature washers, dryers, dishwashers, energy-efficient appliances, hardwood floors, charging outlets with USB ports, high-speed internet, intercommunication devices, high-end kitchen appliances, countertops and finishes and online options for leasing, paying rent and making maintenance requests. Certain units also have patios or balconies. The Pecora is also pet-friendly. Tenants will be responsible for electricity, including the stove, heat and hot water.

Other amenities include on-site parking garages, a state-of-the-art fitness center, a spa, a recreation room, a yoga/dance studio, a children’s playroom, a party room, a business center, an outdoor rooftop terrace, private storage space, bike storage lockers, package lockers, security cameras, a virtual doorman, an elevator and an accessible entrance. Additional fees apply for access to the parking garages, fitness center, spa, recreation room, yoga/dance studio, children’s playroom, party room, rooftop terrace and private storage space. Smoking is not allowed inside the Pecora.

Some of the notable outdoor areas near the Pecora include Queensbridge Park, the Dutch Kills Playground, the Dutch Kills Green and the Murray Playground. Additionally, Community School 111Q Jacob Blackwell, The Oliver Wendell Holmes Intermediate School, the Academy of American Studies, ATLAS High School, Information Technology High School and Apex Technical School are in the area.
There is convenient access to mass transportation via multiple subway stations and bus stops within close proximity to the property. This includes the Queensboro Plaza subway station, which provides service for the 7, N and W trains, the Queens Plaza subway station, which provides service for the E, F and R trains, the 36th Avenue and 39th Avenue subway stations, which both provide service for the N and W trains, the Court Square-23rd Street subway station, which provides service for the E and F trains, the 21st Street-Queensbridge subway station, which provides service for the E, F, M and R trains, the 36th Street subway station, which provides service for the M and R trains, the Court Square subway station, which provides service for the 7 train, and bus stops for the Q39, Q66, Q67, Q69, Q101, Q102, Q103 and B62 lines.

Those who intend to apply for housing at the Pecora must meet the housing and income size requirements. Applications must be postmarked or submitted online by May 18. Qualified applicants must also meet additional selection criteria.
