This one-bedroom, one-bathroom apartment is located in an early 20th century Finnish co-op in Sunset Park, just a block away from the neighborhood’s namesake park. A recent renovation updated flooring and the bathroom while prewar touches such as arches and moldings remain in place under white paint.
The four-story, 40-unit brick walkup located at 712 45th Street was constructed in 1924. Named Linden Heights, the building has subtle neo-Classical details, loggias punctuating an open staircase, the original wrought iron work, and marble stairs.
Located on the third floor, the apartment boasts an entry foyer lined with four closets, the floor plan shows. An arched doorway leads to the combined living room and dining area, where there is a large window and waist-high molding. There is enough room for a small dining table.
An eye-catching wood-detailed doorway with pass-through and built-in shelving is open to the eat-in kitchen, which a new owner might seek to upgrade. The cabinetry appears to be finished in cream melamine with wood edges, and the stove vents outside. There is no dishwasher.
The listing says that the bedroom is large enough to accommodate both a king bed and an in-home office space. A listing photo shows a closet in the bedroom.
The windowed bathroom, which includes a full bathtub, has been done over with faux marble tile, brass hardware, and a wood vanity.
The building includes a live-in super, bike storage, a private storage room, and laundry in the basement. Pets are allowed. The maintenance comes in at $585 a month.
The apartment spent some time on the market last year, listed first at $389,000 before dropping to $375,000, then going up to $399,000. Listed by Joanna Mayfield Marks of Brown Harris Stevens, the unit is back on the market asking $389,000. What do you think of it?
