New York Sub, the longtime sandwich shop near Southern Methodist University that closed in early 2026, will live on.

Co-owner Andrew Kelley confirmed that he has signed a new lease on West Lovers Lane, near Love Field Airport and the Bluffview and Devonshire neighborhoods in Dallas. He hopes to open a reinvented New York Sub restaurant sometime in 2026.

The longtime spot near SMU, on Asbury Street in University Park, closed in late February 2026 after Kelley said he couldn’t afford to stay. New York Sub was an affordable meet-up spot for neighbors and college students. On weekends, parents would get together for lunch after a kids’ sporting event, while their elementary schoolers would stick quarters in the arcade machines.

“We raised our kids there,” Kelley said. “Our first [child] was in a bassinet next to the cash register.”

From historical shop to invisible kitchen

The sandwich shop opened in University Park in the 1970s under different ownership. In 2016, Kelley and his wife, Edi Kelley, took over the restaurant and started selling French dips, Italian sandwiches and smoked brisket pastramis.

Since the restaurant closed over a month ago, the Kelleys have continued selling sandwiches from a ghost kitchen in northwest Dallas. A ghost kitchen is a commercial space where bakers and chefs can make their food and sell it via delivery. The Kelleys work alongside a diverse group of workers: There’s a churro company, a crawfish caterer, a Nigerian chef who specializes in oxtail, a latke maker and a cookie shop.

Importantly, Andrew Kelley said, rent was less than a third of the price of his 2025 lease in University Park.

“It’s getting increasingly harder for smaller businesses to survive with rising costs of everything,” he said. 

Where will New York Sub open next?

The restaurant will be built in the former Carlisle School, a small, private preschool on West Lovers Lane in Dallas.

The school teaches six children right now, and parents are aware it will close on Lovers Lane at the end of April, confirmed Denice Golden, the school’s acting director of admissions. 

Kelley reports that the space is three times bigger than the previous New York Sub. He expects to use the front schoolhouse as the main restaurant, and he hopes to add a beer garden behind it. He isn’t sure how to use the separate back house yet: Perhaps he’ll add arcade games, he said, a throwback to the past place.

Kelley notes this Dallas neighborhood, near West Lovers Lane and Inwood Road, features upscale restaurants like Neighborhood Services and Drake’s. He wants New York Sub to be a casual option.

The restaurant will continue to give a 15% discount for police officers, firefighters and military members.

Kelley said his family was nervous when New York Sub closed. It is their livelihood.

“God has a plan,” he said. “Sometimes, things fall apart so they can be put back together.”

New York Sub’s food is available for delivery or pickup at nyscatering.com. The new restaurant is expected to open at 4705 W. Lovers Lane, Dallas, at an unknown date in 2026.
