Madison Square Park Tower represents the pinnacle of New York living. It is the tallest building between Midtown and Lower Manhattan, stretching up an impressive 777 feet in a strikingly asymmetrical manner. Despite its size, the 65-floor skyscraper houses only 83 units, making each one highly exclusive. The residences are highly luxurious, too, as shown by the duplex spanning floors 52 and 53.

The nearly 6,000-square-foot aerie offers space, style, and sweeping 360-degree views of iconic landmarks, such as the Chrysler Building, the Empire State Building, and One World Trade Center. It stands apart from neighboring units, too. While all residences within the Kohn Pedersen Fox–designed tower feature interiors by Martin Brudnizki, Hill West Architects and Whitehall Interiors reimagined this particular four-bedroom pad, adding custom fittings and statement light fixtures that further elevate it.

The condo last sold for $17.5 million in July 2023, according to property records. It was just listed for $16.5 million, though it is unclear why it has returned to the market. Mark Jovanovic and Scott Hustis of Paradigm Advisory hold the listing. Jovanovic told Robb Report via email that the current owners have not made any major changes, but have added personalized closets and shades throughout.

The focal point is undoubtedly the triple-exposure great room, which Hustis says is “exceptionally rare in today’s N.Y.C. luxury market, where most new development floor plates are designed to maximize unit count, resulting in living spaces that typically offer just one or two exposures.” Covering roughly 1,200 square feet, the light-filled space overlooks the Edition hotel and the East River.

Nearby, the open kitchen is decked out with paneled Miele and Sub-Zero appliances, a Portoro marble breakfast bar, and an adjoining pantry. The wet bar mirrors the kitchen, showcasing custom Molteni white oak cabinetry. More food and drinks can be enjoyed in the 12-seater dining room, which is, of course, surrounded by floor-to-ceiling windows. When it’s time to retire, head upstairs to the primary suite with sweeping southern exposures. The en suite, clad in imported Mountain White Derby stone, also provides epic city and river vistas.

Beyond these four walls, Madison Square Park Tower offers five full floors of curated, hotel-inspired amenities—some of which are currently undergoing a refresh, according to Jovanovic. Highlights include a duplex library, a state-of-the-art gym, a basketball court, a yoga studio, a PGA Tour golf simulator, a private club, and a private dining room.
