STRABAG, selected as the general contractor for the development of the residential and office buildings in the QUEENS District, is beginning construction on the site. Upon completion, STRABAG will relocate its Bucharest headquarters to the complex. Under the lease agreement, STRABAG will occupy approximately 4,600 square meters across three floors in Building A, thereby becoming the project’s first signed anchor tenant.

 

The QUEENS District complex will integrate office, residential, and retail spaces, as well as public areas, into a unified urban ecosystem designed around connectivity, sustainability, and long-term value. The office component of the complex will provide approximately 22,500 square meters of office space available for lease, while the entire mixed-use complex will exceed 45,000 square meters of gross floor area.

In addition to the office component, the complex will include 237 residential units and approximately 2,500 square meters of retail and service spaces, organized around an interior courtyard open to the public and generous green spaces designed for relaxation, interaction, and active urban living.

The complex is located on Pipera Road, in the heart of the Floreasca–Barbu Văcărescu business district, and benefits from excellent connectivity to all forms of public transportation. Two metro stations on the M2 line, Aurel Vlaicu and Pipera, are about a 10–13-minute walk away, while several bus lines (112, 135, and 343) have stops located right in front of the QUEENS District complex, ensuring quick connections to the north, center, east, and west of the capital.

For employees who will work in the complex, the design emphasizes comfort and health through a constant supply of 100% fresh air, windows that open, and continuous monitoring of indoor air quality—including CO₂ and humidity levels—for enhanced comfort and a healthier work environment.

QUEENS District features 282 underground parking spaces, offering a competitive ratio of 1 parking space per 88 square meters, along with dedicated infrastructure for charging electric vehicles and smart parking management systems. Above ground, however, the experience is entirely pedestrian-friendly, with all traffic flow designed around people rather than cars.

Designed to operate with zero local carbon emissions, the QUEENS District Office is among the few office developments in Bucharest to have achieved BREEAM Excellent certification as early as the design phase. The building is fully electrified and powered by renewable energy sources, supported by photovoltaic panels and a highly efficient energy infrastructure. The technical concept is built around heat pump technology integrated into a 4-pipe HVAC system and managed by a customized Building Management System, ensuring both precision and adaptability in operation.

The building is designed to achieve a primary energy consumption of approximately 51 kWh/sq m/year, exceeding nZEB requirements by over 40%, while smart monitoring and optimization of all systems can reduce energy consumption by up to 36%. This leads to significantly lower operating costs, with estimated utility savings of approximately 40% compared to conventional Class A office buildings and estimated maintenance costs of approximately 3–3.5 euros/sq m, well below the market average.

QUEENS District is being developed by SPEEDWELL as a forward-looking urban ecosystem that brings together high-performance office spaces, premium residential units, and a carefully curated retail component within an integrated and cohesive framework.
