NASHVILLE, Tenn. (WSMV) – Downtown Nashville has joined parts of New York City and Washington, D.C., at the top of a housing list.

According to a new report from Urban Wire, Downtown Nashville has seen some of the country’s most concentrated housing growth since 2020. The report, which looked at housing unit growth from 2020 to 2025, found that Downtown Brooklyn is the top city in the nation for concentrated housing growth, with 8,815 new housing units within a 1/2 mile in that time frame.

NoMa in Washington, D.C., ranked second on the list with 8,723 new housing units and Downtown Nashville ranked third with 8,470 new units.

Nashville is the only Tennessee city included in the top 20 cities for concentrated growth.

If you look at rapid housing growth of at least 2,000 housing units per square mile between 2020 and 2025, the report found that Downtown Nashville leads the nation, with nearly 25,000 new housing units in that time frame.

Overall, the report says that housing units have increased in Downtown Nashville by 110%.

In May, a report from Zumper found that Nashville remains the most expensive rent market in Tennessee. The city ranks No. 29 nationally, with a one-bedroom median rent of $1,500 and a two-bedroom median rent of $1,690.
