Both tenants at a Linden industrial building have signed renewals, allowing the nearly 125,000-square-foot property to maintain full occupancy.
That’s according to brokers with Bussel Realty Corp., which represented ownership in the leases at 1580 Lower Road. They include an 80,000-square-foot renewal with Astra Products and a 43,766-square-foot renewal with Bentex Group Inc., the agency team said, noting that both have occupied the 124,618-square-foot building since it opened in 2019.
BRC Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel completed the deals on behalf of Linden Warehouse & Distribution. The team has also represented Astra Products for nearly 20 years, starting with Metz’s negotiation of the company’s original 8,000-square-foot lease in Linden in 2007.
“Linden Warehouse & Distribution entrusted us with the leasing of 1580 Lower Road before the building was even completed, and to now have both original tenants commit to long-term renewals is especially meaningful,” Metz said. “That kind of continuity reflects the quality of the asset, the strength of ownership and the longstanding relationships we work hard to build with both our clients and tenants.”
Aside from preleasing the building, Metz’s team also renewed an adjacent 1.5-acre industrial outdoor storage lease at 1600 Lower Road, also owned by Linden Warehouse & Distribution, according to a news release.

The brokerage unit, which has deep experience in Linden, said 1580 Lower Road is easily accessible from the New Jersey Turnpike, Route 1 & 9, Newark Liberty International Airport, Port Newark-Elizabeth and the Goethals Bridge. Features include 36-foot clear ceiling heights, ESFR sprinklers, 18 loading docks, a 130-foot truck court, three drive-in doors and access to an additional two-acre trailer parking lot roughly a quarter-mile from the site.
