A Carteret-based distributor of plumbing and other industrial products has expanded to the West Coast, securing more than 126,000 square feet of industrial space outside Los Angeles.

Brokers with Bussel Realty Corp. represented the company, Everflow Supplies, noting that the deal in Downey, California, includes a one-year sublease followed by a five-year direct lease. That paves the way for the supplier’s continued growth, which is supported by a significant equity investment from affiliates of Paceline Equity Partners, building on its position as a leading national wholesale partner to the plumbing and industrial markets.

BRC Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel represented the tenant in coordination with CBRE. The deal with the County of Los Angeles, the landlord at 7475-7485 Flores St., marks Edison-based BRC’s third transaction completed on Everflow’s behalf and serves its first operational expansion into the West Coast.

“For more than 20 years, we’ve had the privilege of serving as Everflow’s trusted real estate partner through every stage of its growth,” Metz said “Together, we’ve completed more than 1 million square feet of industrial transactions, from strategic acquisitions throughout New Jersey to major expansion projects in Texas and Georgia, and now Everflow’s first West Coast distribution facility. We work closely with Everflow’s leadership to develop real estate strategies that support the company’s long-term operational objectives and nationwide growth.”

Everflow’s other deals and projects involving Metz’s team include the acquisition of a 260,000-square-foot industrial facility in Dallas, Texas, a 127,650-square-foot facility in Covington, Georgia, and a 200,000-square-foot property in Carteret, according to a news release. Its new 126,381-square-foot California facility occupies 27.95 acres, offering some 6,000 square feet of office space, 21 loading docks, three drive-in doors, 30-foot clear ceiling heights, ESFR sprinkler systems and 252 surface parking spaces, among other features.

BRC also touted the property’s regional connectivity and a location within one to three miles of Interstate 710, Route 91 and Interstate 105, with convenient access to the Ports of Los Angeles and Long Beach. The site is a 24-minute drive from Los Angeles International Airport.
