Brooklyn Heights neighborhood news: Six residential projects are moving at once, the biggest of them a 50-story tower on Montague Street, and two private clubs pitched squarely at families are fitting out a few blocks apart. Here is what is going up, where, and how long each block is likely to be a construction site:
Real Estate & Development
One Montague Place, 205 Montague Street
One Montague Place will rise about 50 stories and 672 feet at the northwest corner of Cadman Plaza West and Montague Street. Demolition finished in June and construction began in July, with completion slated for 2029. The $550 million building is planned for 90 rental apartments and 46 condominiums starting at about 3,000 square feet, with three bedrooms or more, over about 40,000 square feet of retail and a garage for more than 100 cars. Landau Properties is developing it with Third Millennium Group and Midtown Equities; Hill West Architects designed it. For families on the Montague corridor, the practical headline is the timeline: this corner is a working site until 2029.
120 Court Street
A 14-story mixed-use building at Court and Atlantic, bought from the Sorkin family for $30 million. Demolition is underway and completion is posted for fall 2027.
38–44 State Street
The landmarked former trolley power station is being converted into five condominiums across 23,750 square feet. The developer paid $15 million and took a $33 million loan from S3 Capital. Completion is posted for next spring.
33 Joralemon Street
A four-story single-family row house of about 2,600 square feet, due to finish this winter — the shortest disruption on this list.
1 Willow Place
A single-family conversion with five bedrooms. Its posted completion date was fall 2024 and has passed with no revised date, so treat this one as open-ended.
The Bossert, 98 Montague Street

Two New Clubs Aimed at Families
Kings Athletic Club, 43 Clark Street
Soft opening under way — the club’s own site still reads “coming soon,” though its booking portal is live. It takes over 52,000 square feet of the former Eastern Athletic Club space in the Hotel St. George complex, developed by SC Holdings and East Gate Investors. The amenity list is unusually child-forward for a gym: a pool, two tennis courts, pickleball, squash, golf simulators, a climbing wall, a half basketball court, yoga and Pilates studios, saunas and cold plunges, plus arcade games, ping pong, VR and babysitters on staff. Membership pricing has not been published. Figures circulating online belong to other clubs, so wait for the club’s own numbers before budgeting.
The Beginning Clubhouse, 50 Columbia Heights
A 45,000-square-foot, seven-floor club inside Panorama Brooklyn from Little Big Hospitality, the team of Michael Schoen and Chris de Koos. Plans include a soft-play floor above a cinema, a spa, Pilates, a co-working library and a rooftop pizza garden, with interiors by James Thurstan Waterworth, formerly of Soho House. Membership is reported at around $400 a month per adult and $250 per child, with a $5,000 initiation fee.
