Here’s what the $541M deal means for one of Manhattan’s most exclusive (and sleep-obsessed) hotels

Mori Trust has acquired an ownership interest in a significant portion of 35 Hudson Yards in New York City, picking up the first 38 floors of the mixed-use tower that include office, retail space and Equinox Hotel New York.

The reported $541 million deal gives the Tokoyo-based real estate developer ownership of floors 1-38, marking its 12th U.S. investment and its second property in Manhattan, following its purchase of 245 Park Avenue in 2023.

Mori Trust, which acquired the portion of the building through its U.S. subsidiary, Mori America, said it plans to operate 35 Hudson Yards as an “even more attractive property.”

Equinox confirmed the deal is strictly a real estate transaction and does not affect the Equinox Hotels brand or other locations in its portfolio.

The luxury fitness and wellness company retains full operational control at the Hudson Yards hotel, including its spa, fitness facilities, restaurants and wellness programming. All staffing, leadership and brand standards remain in place.

The hotel has built a following among wellness-seekers for its growing optimization amenities, such as its newer Equinox Hotels Sleep Lab developed by sleep scientist Dr. Matthew Walker and sleep-focused initiatives. Guest rooms are built around sleep and recovery with full soundproofing, advanced blackout blinds and integrated controls that let guests personalize temperature, lighting and other environmental settings, while the beds feature natural, temperature-regulating materials to support deeper rest.

Guests also gain access to the on-site Equinox Fitness Club for the duration of their stay. The club spans multiple training floors with views of the Vessel and the Hudson River through floor-to-ceiling windows.

The emphasis on performance carries over into The Spa by Equinox Hotels. A partnership with Naomi Watts’ pro-aging company Stripes Beauty offers a 2.5-hour treatment for guests navigating perimenopause and menopause, pairing Stripes products with a Dr. Lara Devgan facial and a NutriDrip CoQ10 booster shot. The spa has also introduced Tru Niagen’s NAD+ supplements and Niagen IV infusions through NutriDrip, adding cellular-level recovery to its menu. 

Equinox Hotels is set to take its performance-first model beyond New York. The company recently announced plans to open a resort in Anguilla’s Port Nimara, bringing its fitness club, spa programming and wellness-led hospitality to the Caribbean for the first time. The project includes guest rooms, villas and branded residences, along with a marina and on-site retail.

The project follows earlier expansion plans announced for Saudi Arabia.
