The action

This two-bedroom plus den unit was decorated with bird-themed artwork and aquatic-inspired furniture and light fixtures to complement its waterfront setting in a new high-rise community at the east end of Queens Quay. The unit sold for $200,000 under the asking price after about a month on the market.

“I was very confident it would sell because it’s designed so incredibly and it was staged,” said agent Robby Singh.

“Showing the buyer how they could live and envisioning themselves in there helped it sell relatively quickly and for a great price.”

The corner unit has 2,281 square feet of living space with separate terraces facing east and south.

“This was the size of some folks’ house,” Mr. Singh said.

“Larger condos for baby boomers or people looking to reside in them are doing much better compared to one-bedroom and one [bedroom] plus dens.”

What they got

This unit has floor-to-ceiling windows, herringbone hardwood flooring and a gas fireplace in the living room.

There is a dining area and a galley-style kitchen with stone countertops and built-in appliances.

The den has pocket doors, and both bedrooms have private bathrooms.

There is a powder room, and a laundry room with a sink.

The unit has one parking spot. Monthly fees of $1,329 pay for use of amenities, including an outdoor pool.

The agent’s take

“It’s highly upgraded with beautiful panelling, the layout is phenomenal, and the views are incredible,” Mr. Singh said.

“The look of the building is very unique. When you’re driving down the Gardiner [Expressway], you can’t miss it. It has orangey, bronzy curves to it with the terraces, and it’s literally right on the water on the south side of Queens Quay.”
