Dozens of much-needed new apartments are ready to be rented in Hamilton.

Boasting 41 new apartment units, The Kendrick is helping fill a housing gap in the area. According to Zillow, the average home value in Hamilton is just shy of $312,000, which is up 4.7% over the last year.

“Colgate, along with the local school district and the hospital, was having a difficult time finding housing for employees. And it’s something that we had heard time and time again from the local community. This is just one way to help address that need,” said Daniel DeVries, the associate vice president of communications and media relations at Colgate University.

The Kendrick is entirely funded by Colgate. It is part of the university’s Third-Century Plan commitment to offer more housing options for faculty, staff and locals. Tenants will need to be full-time permanent residents.

Colgate’s Hamilton Initiative, LLC has spearheaded the project on Utica Street.

The new 78,000 square-foot space has 15 one-bedroom apartments, 26 two-bedroom apartments, and office, retail, restaurant and outdoor seating spaces. There will also be covered parking options.

“These are meant to be for families, and they’re pretty generous or graciously sized apartments. So a lot of two-bedrooms and an even two-bedroom dens,” said Maurice Walters, the president of Maurice Walters Architect.

Pieces of a former fire station on the site were also salvaged and can be seen in the building as a nod to the site’s history.
