Astral Weeks, a New York City-based real estate development company, announced the closing of a $16,471,000 refinancing for CIRRUS, the newly completed luxury multifamily rental property at 340 Lenox Road in Brooklyn’s Prospect Lefferts Gardens.

Delivered in 2024 and fully stabilized at 100% occupancy, the project’s refinancing was arranged by JLL’s Aaron Niedermayer, Senior Managing Director, Robert Tonnessen, Senior Director and John Flynn, Director.

Designed by AB Architekten, an award-winning architecture and design firm based in Lower Manhattan, with interiors by SR Projects, a New York City–based collaborative architecture and interior design studio, CIRRUS offers luxury living for residents in the heart of Brooklyn. The property’s 46 studio and one-bedroom residences feature hardwood floors, oversized windows, open-plan kitchens with high-end appliances and quartz countertops, in-unit washer and dryers, and blackout window treatments.

“We’re thrilled with how CIRRUS has come together and how quickly the community has embraced it,” said Raymond Roubeni, Principal and Co-Founder of Astral Weeks. “Seeing it leased up fully and refinanced is incredibly rewarding, and we look forward to welcoming more residents in the years ahead.”

“The successful refinancing of CIRRUS reflects the quality of Astral Weeks’ development, the strong renter demand for well-designed rental properties in Brooklyn’s emerging neighborhoods and the depth of lenders seeking newly constructed, stabilized rental product. We couldn’t be happier for the Astral Weeks team,” said Aaron Niedermayer, Senior Managing Director of JLL.

Located in thriving Prospect Lefferts Gardens, CIRRUS offers residents access to an abundance of shopping, dining, and entertainment options, as well as proximity to Prospect Park. Multiple transportation options—including the 2, 5, B, and Q subway lines, bus routes, and CitiBike stations—offer easy connectivity to the rest of Brooklyn and Manhattan.

Astral Weeks develops residential, commercial, and mixed-use projects in dynamic urban neighborhoods with a focus on long-term value and community enrichment. In addition to CIRRUS, Astral Weeks’ recent projects include Franklin Point, a commercial redevelopment on the border of Greenpoint and Williamsburg, offering five distinct spaces for lease inspired by the neighborhood’s industrial heritage and creative energy, as well as 80 West Broadway, a twelve-story boutique condominium development in Tribeca featuring twenty-one ultra-luxury residences and ground-floor retail.
