NEW YORK CITY (PIX11) — Multiple neighborhoods have returned to the list of the most expensive in New York City, but only one area from the outer boroughs cracked the top 10.

Cobble Hill, Brooklyn, ranked number 10 on Property Shark’s list of the most pricey places to live in the five boroughs. Meanwhile, Hudson Yards topped the list as the most expensive neighborhood for the seventh year in a row.

Despite Hudson Yards being at the top of the list, its median sale price dropped 22% in 2025, according to the study. Across most of the other top 50 neighborhoods, prices were up 39%

Median sale prices were up 4% across New York City, with $780,000 as the average throughout the five boroughs. Brooklyn and Queens saw the biggest increase in sale prices, up 6%.

Overall, Manhattan neighborhoods dominated the top 50 most expensive list with 25 spots, followed by Brooklyn with 21 spots and Queens with six.
