A property that formerly housed a Speedway convenience store and fuel station on Routes 1 and 9 in Union County has sold for $4.5 million.

Rona 22 LLC, which operates as Fuel One, purchased the property from Speedway LLC and plans to continue operating the Linden property as a fuel and convenience destination, according to a news release.

Located at 701 E. Edgar Road, the property includes a 3,650-square-foot freestanding building on 1.84 acres along a key commercial corridor.

Fuel One plans to start renovations immediately and expects to open in the near future.

The transition ensures the Linden community will maintain access to fuel and convenience services at the location.

Woodbridge-based NAI DiLeo-Bram & Co., a commercial real estate agency, arranged the sale.

“This transaction underscores the continued strength of the New Jersey retail and fuel-service market,” said NAI DiLeo-Bram & Co. Vice President Jennifer Harrison, who led the transaction. “Securing a site of this scale along this roadway provides Fuel One with a strategic foothold in a high-demand area.”
