STATEN ISLAND, N.Y. — Over half of Staten Island’s residential ZIP codes saw asking prices for homes slide over the past year, as shifting mortgage rates and broader global uncertainty reshaped the borough’s real estate market, new data shows. An analysis of Realtor.com figures by the Advance/SILive.com found that median list prices declined in seven of 12 Staten Island ZIP codes between February 2025 and February 2026, even as a handful of areas bucked the trend with modest gains.
Real estate giant Realtor.com calculated the median list price for purchasable houses in 12 Staten Island ZIP codes in both February 2025 and February 2026.
Those ZIP codes include: 10301, 10302, 10303, 10304, 10305, 10306, 10307, 10308, 10309, 10310, 10312, and 10314.
The two ZIP codes not included in the analysis are 10311 and 10313 because they are considered non-residential.
The Advance/SILive.com synthesized the data and found that seven of the 12 residential ZIP codes’ median list prices slumped in just a year, while the other five rose incrementally.
Whether that is a positive or a negative depends entirely on if you want to buy or sell a home.
The starkest changes between the February 2025 and 2026 comes from the 10307 and 10309 ZIP codes. For those who may not know, 10307 represents Tottenville and 10309 represents Pleasant Plains, Richmond Valley, Prince’s Bay, Charleston, Rossville and Woodrow.
The ZIP codes may neighbor each other on the borough’s South Shore, but each experienced a different reality over the course of the year. While the 10307 median listing price skyrocketed another $248,166 from February 2025 to February 2026, the median listing price in 10309 dropped $112,000 in the same period.
The Advance/SILive.com created a chart to depict the differences in the 12 ZIP codes tallied by Realtor.com. Keep in mind that each ZIP code had a different number of homes for sale in the months of February 2026 and February 2025.
