The median sales price in Queens went up 2% year-over-year during the first quarter of 2026, from $581,000 last year to $590,000 this year, according to a report by PropertyShark.

Queens accounted for 11 of the top 50 most expensive neighborhoods in New York City in the first quarter of 2026. Malba led the way with a $2.5 million sales price, ranking fifth among all New York City neighborhoods. It was one of just 11 neighborhoods in the city to eclipse a $2 million median sales price.

Malba’s 61% median sales price increase from $1.55 million in the first quarter of 2025 was due in large part to the sale of large-footprint homes there. Of the five homes sold in Malba during the first quarter of 2026, four of them were bigger than the borough’s average size of 2,025 square feet, with two of them having twice that square footage. These properties were 1-04 Malba Dr., which was sold for $3.12 million and spans 4,966 square feet, and 95 Malba Dr., which was sold for $2.82 million and covers 4,040 square feet.

The $2.5 million sales price in Malba set a new high mark among Queens neighborhoods, surpassing the previous peak of $2.05 million, which was also set in Malba, during the first quarter of 2020.

The other Queens neighborhoods to rank among the top 50 in median sales price in New York City included Fresh Meadows, Hunters Point, DitmarsSteinway, Ridgewood, Auburndale, Belle Harbor, Rockwood Park, East Flushing, Queensboro Hill and Old Howard Beach.

Fresh Meadows ranked 27th among all New York City neighborhoods, with a median sales price of $1.205 million, which represents an 18% jump from $1.02 million in the first quarter of 2025. The number of home sales fell 21% over this period, from 38 last year to 30 this year.

Hunters Point was 30th, with the median sales price having gone up 20%, from 961,000 in the first quarter of 2025 to $1.156 million in the first quarter of 2026. Sales rose 22%, from 50 last year to 61 this year.

Ditmars-Steinway was 36th, at $1.02 million, up 9% from $940,000 last year. Home sales went down from 15 in 2025 to 14 in 2026. Ridgewood was right behind Ditmars-Steinway, with the 37th-highest median sales price, at $995,000.

Auburndale ranked 39th, at $990,000. This represented a 10% jump from the previous year’s median sales price of $900,000. Sales rose slightly over this period, from 25 in 2025 to 27 in 2026.

Belle Harbor was just after Auburndale, with a median sales price of $985,000. However, this also represents a 3% decline from the $1.015 million sales price the previous year. Home sales also trended down in the neighborhood, from seven to five.

Rockwood Park, East Flushing and Queensboro Hill ranked 42nd, 43rd and 44th, respectively. The median sales price in Rockwood Park rose 2%, from $955,000 in 2025 to $970,000 in 2026. The neighborhood also experienced a 56% jump in home sales, from 9 last year to 14 this year. East Flushing’s median sales price increased 4%, from $933,000 in 2025 to $969,000 in 2026. Home sales remained static, at 22 in both years. There was a 3% drop in median sales price in Queensboro Hill, from $988,000 last year to $955,000 this year. As was the case with East Flushing, the home sales in Queensboro Hill remained unchanged year-over-year, at 9.

Old Howard Beach was the last New York City neighborhood to appear on the list, ranked as having the 50th-highest median sales price at $873,000.
