The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) said July 13 that it has completed the lease of the entire industrial outdoor storage (IOS) property at 869–871 Julia St. in Elizabeth on behalf of Northeastern Lumber Building Supply.
The 1.6-acre IOS site includes a 4,225-square-foot maintenance facility and will support Northeastern Lumber Building Supply’s continued growth and operational needs within the Northern New Jersey market. The Julia Street location offers access to Port Newark/Elizabeth, Newark Liberty International Airport, and the broader New York City metropolitan area, making it well suited for distribution, service, construction, and logistics users.
Jordan Metz, principal; Benito Abbate, senior associate; and James Friel, sales associate, of the Metz Industrial Group of BRC represented the tenant in the transaction. The landlord, Elizabeth-based Elberon Development Group, was represented in-house.

Working closely with Jamesburg-based Northeastern Lumber Building Supply, MIG analyzed more than a dozen IOS opportunities across multiple Northern New Jersey submarkets before identifying the Elizabeth location as the long-term solution.

Northeastern Lumber represents a prominent addition to the ownership’s portfolio, and the transaction is another example of the partnership between MIG and Elberon, which spans more than 20 years.
