Following our previous visit to Practice for Architecture and Urbanism (PAU), we are keeping our Meet Your Next Employer series in New York City this week to explore the work of Curtis + Ginsberg.

Founded in 1990 by Darby Curtis and Mark Ginsberg, the firm has amassed a portfolio spanning mixed-use, multi-family, institutional, cultural, and commercial projects. The firm is a frequent participant in Archtober, and has previously been ranked among the busiest architecture firms in the city.

The renewal of Harlem River Houses saw the restoration and modernization of  New York City’s first purpose-built public housing development, completed in 1937. The project renovated 693 residences while repairing historic facades, courtyards, landscaping, playgrounds, public art, and community spaces. Building systems, windows, lighting, and interiors were upgraded for improved efficiency and accessibility, while the adjacent Harlem River II tower received electrified systems, a redesigned facade, a new roof, and resident-focused amenities.

A seven-story, 63,000-square-foot mixed-use development on a formerly vacant city-owned site, 4697 Third Avenue provides 53 affordable apartments alongside community services and shared recreation spaces. Passive House certification informed the scheme’s energy-efficient envelope, window fins, and rooftop photovoltaic pergola, designed to reduce energy use and solar heat gain. Meanwhile, the scheme’s massing responds to the prominent double-corner site and surrounding industrial and residential contexts through varied setbacks and facade articulation.

The court-building HELP ONE development provides more than 500 affordable and supportive homes. Phase I comprises Buildings A and B, containing 255 apartments alongside childcare, recreation, counseling, and social service spaces. Organized around a 25,000-square-foot landscaped courtyard, the complex incorporates trauma-informed design principles. Buildings A and B meet Enterprise Green Communities standards through insulated envelopes, energy-efficient mechanical systems, energy recovery ventilation, and rooftop solar photovoltaic arrays.

The Carolina is a 445,000-square-foot affordable housing development comprising 400 residences alongside community, retail, and parking facilities. The building accommodates the Northside Center for Child Development across the first two floors, with classrooms, social service spaces, a library, tutoring center, cafeteria, offices, and rooftop play area. Union Settlement also operates onsite community services. The project resulted from a rezoning and General Large-Scale Development process undertaken through New York City’s ULURP framework.
