The developer of more than 136,000 square feet of new warehouse space in Staten Island has sold the property, brokers with Bussel Realty Corp. announced Monday.
The buyer, an entertainment and logistics business, paid an undisclosed sum in the transaction at 2807 Arthur Kill Road and will use the facility for its new corporate headquarters and distribution center, according to a news release. BRC Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel represented the buyer in partnership with New York brokerage firm B. Rothman Inc.
JLL represented the seller, 2777 Arthur Kill Road LLC.
Built in 2025, the facility sits on eight acres and has a combined 136,346 square feet of warehouse space across two levels, the news release said. The first level has 40-foot clear ceiling heights in the warehouse area and 14-foot ceilings in the loading area, as well as 10 drive-in doors, 16 dock doors and 9,075 square feet of office space, while the ground level includes 19-foot ceiling heights, 13 loading doors and one drive-in door.

Other features include LED warehouse lighting, an ESFR sprinkler system, 1,000 amps of power and ample on-site parking, BRC said. The property, meantime, is just two miles from the Outerbridge Crossing and provides strong connectivity to the Goethals Bridge, the New York Container Terminal, the New Jersey Turnpike, Port Newark-Elizabeth, Newark Liberty International Airport and the broader New York City metropolitan area, making it well suited for distribution, service and logistics users.
