That’s why when the city releases new affordable housing lotteries we jump on the opportunity to apply–especially considering they give New Yorkers the opportunity to snag an apartment below typical market prices and usually with great perks!
That’s to say we currently have our eye on The Lirio–a nine-story, newly constructed multi-family building located in the vibrant Hell’s Kitchen neighborhood of Manhattan at 364 W 54th Street–which is offering two-bedroom units starting at just $863.
Beyond the typically unheard of price, amenities include a sun terrace, fitness center, library, party rooms, and more. The icing on the cake? It’s just blocks from Central Park and plenty of NYC theaters!

Apartments Starting at Just $863: Inside The Lirio Housing Lottery
The Lirio is being developed through two NYC affordable housing programs and will provide permanent affordable housing with on-site support services.
60% of the building’s units are reserved for low-income or formerly homeless New Yorkers and families with special needs, while the remaining 40% are available to the public through this lottery.

The Lirio has 44 apartments available to the general public, with monthly rents ranging from $863 to $3,650 depending on the unit and household income.

$2,772/month for a 2-bedroom | 25 apartments available | Households earning $100,766–$141,064/year
$3,186/month for a 3-bedroom | 2 apartments available | Households earning $116,400–$168,320/year
$3,268/month for a 2-bedroom | 8 apartments available | Households earning $117,772–$183,200/year

Quick Checklist: How to Apply for The Lirio
Check Your Eligibility: Ensure your total annual household income and household size fall within the minimum and maximum limits listed above
Choose Your Method: You can apply online or by mail (to request an application, send a self-addressed envelope to: P.O. Box 1103, 25 New York Avenue, Sound Beach, NY 11789)
Avoid Duplicates: Submit only one application per household. Applying both online and by mail may disqualify you
Apply Before the Deadline: The lottery closes on Monday, October 5, 2026
