An owner-user has acquired nearly 15,000 square feet of warehouse space in Linden for $1.6 million, brokers with NAI DiLeo-Bram & Co. announced Monday.
According to a news release, the deal includes adjacent buildings on a 0.49-acre site at 1717 and 1807 West Elizabeth Ave. Along with a combined 14,500 square feet within the structures, the property has a 4,700-square-foot fenced outdoor yard with capacity for truck parking.
NAIDB Vice President Richard Goski and Associate Vice President Catherine Goski-Vasquez represented the private seller and the buyer, an end user with automotive operations.
“This was a deal that required patience and the right match,” Goski said. “We worked diligently on this one to find a buyer whose operations truly fit the site. With two functional warehouse buildings and dedicated outdoor space, 1717 and 1807 West Elizabeth Avenue offered a strong fit for the buyer’s automotive operations while providing the flexibility to support its business needs, but with lower ceiling heights and no loading dock, it greatly limited the initial buyer pool.”
Zoned for light industrial use, the property is in the heart of the robust Union County market and less than 10 miles from Port Newark-Elizabeth, the father-daughter brokerage team said. The site also provides seamless connectivity to key regional transportation arteries, including Route 1&9 and the New Jersey Turnpike.
“This transaction reflects where the industrial market is right now,” Goski-Vasquez said. “Demand for specialized, owner-user-friendly properties is still there, but the market has softened compared to a year or two ago, and buyers are taking more time and being more selective. Finding the right fit for this property meant staying patient through that shift — and it paid off with a buyer who was genuinely the right match.”
