A national distributor of plumbing, HVAC and other products has leased nearly 333,000 square feet at Linden Logistics Center, bringing another tenant to the sprawling development by Advance Realty Investors, Greek Real Estate Partners and PGIM Real Estate.

According to the firms, Everflow Supplies will use the full building at 100 Linden Logistics Way to expand capacity, consolidate operations and support continued growth. The facility will also become its corporate headquarters and will support the integration of recently acquired businesses, while extending its national network alongside other recently opened distribution centers in Georgia and Southern California.

For the developers, the deal means all seven existing buildings at the 4.1-million-square-foot Linden Logistics Center are now fully leased.

“Everflow is a homegrown New Jersey company that has outgrown its space, and that’s exactly who we built Linden Logistics Center for,” said Alex Motiuk, director of investments and capital markets at GREP. “They needed a modern building close to the port, the airport and the Turnpike, and one available for immediate occupancy. There just isn’t much new Class A product left in northern New Jersey, so when a tenant like Everflow finds the right fit, deals come together quickly. We’re glad to have them at Linden.”

A CBRE team led by Thomas F. Monahan and Larry Schiffenhaus represented ownership in the 332,635-square-foot lease. Jordan Metz, Benito Abbate and James Friel of Bussel Realty Corp. represented Everflow, a national specialty provider of plumbing, HVAC, mechanical, fire protection, electrical and industrial products, which serves wholesale distributors through a portfolio of trusted brands and a nationwide distribution network.

“Fully leasing 100 Linden is an important milestone and reflects years of hard work and determination from our team to make Linden Logistics Center a reality,” said Alex Cocoziello, principal and chief investment officer of Advance Realty Investors. “Everflow is exactly the kind of growing company this development was designed to serve, and it was a pleasure working with their collective team on this significant lease transaction.”

Located just east of the New Jersey Turnpike, Linden Logistics Center is part of a high-profile redevelopment that cleaned up and transformed a highly contaminated former manufacturing site in the city. It’s now 93 percent leased overall to a blue-chip tenant roster that also includes Maersk, Peloton, Samsung, SpeedX, Vanguard Logistics, World Distribution Services, Fabuwood Cabinetry and OCM Globe, while the park’s eighth and final building is planned for completion in spring 2028.

Greek Design | Build completed 100 Linden Logistics Way and will start the tenant improvements for Everflow, including 15,000 square feet of office space with a breakroom, lab spaces and other ancillary space for the company’s expanded operations. The existing space provides 40-foot clear ceiling heights, 50 loading docks, two drive-in doors, 50 trailer parking spaces and parking for 187 cars, while the building is certified under the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, sits within Foreign Trade Zone 49 and benefits from a 30-year tax payment in lieu of taxes agreement with the city.

With building 100 fully leased, CBRE is marketing the final opportunity at Linden Logistics Center as a 275,900-square-foot build-to-suit at 900 Linden Logistics Way, the development team said. The neighboring 516,600-square-foot building at 200 Linden Logistics Way is fully leased to SpeedX and Maersk.

Linden Logistics Center is minutes from Port Newark-Elizabeth, Newark Liberty International Airport and major regional transportation corridors, including the New Jersey Turnpike, Route 1 & 9 and Interstate 278. That enables efficient import, export and last-mile distribution throughout the Northeast.

Everflow, for its part, recently expanded to the West Coast after securing more than 126,000 square feet of industrial space outside Los Angeles, in a deal arranged by Metz’s team at Bussel Realty Corp. That follows another milestone in 2025, when it received a growth investment from Dallas-based private equity firm Paceline Equity Partners.
