Krispy Kreme has found two new locations in New Jersey and a third in Brooklyn, where it has leased a combined 3,250 square feet in a series of deals arranged by JLL.

In a news release, the brokerage team said the sites include a planned 1,750-square-foot store at Seaview Square, an established shopping center at 1000 Route 66 in Ocean Township. In Marlboro, the doughnut brand committed to 1,000 square feet at 197 Route 9 and within a major retail and commuter corridor that provides access to surrounding residential communities and regional shopping traffic.

JLL’s David Townes represented Krispy Kreme in both deals and in the Brooklyn lease, at 602 Pacific St., where the chain took 500 square feet near Barclays Center and within a densely populated residential, commercial and entertainment district. R.J. Brunelli & Co. LLC and CBRE represented ownership in Marlboro and Brooklyn, respectively.

“These three transactions reflect Krispy Kreme’s strategic approach to expanding its presence across the New York metropolitan area,” said Townes, a managing director based in JLL’s Parsippany office. “From established suburban retail destinations in New Jersey to high-density urban corridors in Brooklyn, each location offers a distinct opportunity to connect with consumers. As the brand continues its regional expansion, identifying well-positioned retail spaces that align with its operational needs and customer base will remain a key priority.”

Krispy Kreme’s growth strategy in the region includes a new franchise development agreement with longtime franchise partner Original Entrepreneurs LLC, which calls for it to open 33 additional shops across New York City, Long Island and New Jersey over the next five years, the news release said. Based in Jersey City, the franchisee is an experienced quick-service restaurant operator that currently has 12 Krispy Kreme shops and has expanded its presence throughout New Jersey and New York since opening its first location in 2017.

The team added that its newest leases underscore the diverse real estate opportunities available to food and beverage operators throughout the region.

“Expanding Krispy Kreme’s presence across the New York metropolitan area requires a thoughtful approach to selecting locations that offer strong visibility, convenient access and long-term growth potential,” Karl Halligan of Original Entrepreneurs LLC said. “These three locations reflect our commitment to bringing Krispy Kreme to more communities throughout the region.”

As retailers and restaurant operators continue evaluating opportunities across the New York

metropolitan area, access to established residential populations, commuter corridors and high-traffic commercial districts is still an important consideration in site selection, JLL said.

“One of the advantages of the tristate retail market is the diversity of locations available to growing brands,” Townes added. “Krispy Kreme’s expansion demonstrates how a thoughtful real estate strategy can support growth across different retail environments, allowing the brand to reach new customers while strengthening its presence in established markets.”
