A new affordable housing lottery has opened for 622 11th Avenue, bringing 21 income-restricted apartments to a fast-changing stretch of Hell’s Kitchen. The 14-story development — built on the former Metropolitan Lumber site between W45th and W46th Streets — is moving steadily toward completion, offering a mix of studio, one-bedroom and two-bedroom units as part of a larger plan to transform several adjoining parcels.

Developed by Chess Builders with architecture by Sam Wieder, the project occupies the eastern side of the old lumber yard. Two adjacent lots owned by the developer — one on W45th Street and another on W46th Street — were developed separately, with the W46th Street building holding 12 affordable units. The 11th Avenue building, which includes both market-rate and affordable homes, is being constructed through the city’s Inclusionary Housing Program and is expected to receive a 485X tax exemption.
