STATEN ISLAND, N.Y. — The high-end residential real estate market flourished on Staten Island in 2025 — with the top 10 highest-selling properties in the borough garnering more than $2.3 million each and the borough’s most expensive home selling for a record-breaking price point.

According to records provided by the Staten Island Board of Realtors, commonly referred to as SIBOR, the borough’s highest-priced home, located at 176 Benedict Rd. on Todt Hill, closed at $8.5 million in September, marking the highest residential sale in Staten Island history.

The property features eight bedrooms, eight full bathrooms and three powder rooms, plus an outdoor kitchen, three-car garage, gaming lounge, spa with a steam room and sauna, salon parlor, wine cellar and indoor/outdoor basketball court.

It is followed on the borough’s “most expensive homes” list by a $4.8 million listing and several $3 million residences. And while most of these pricey properties are clustered on Todt Hill, several of the well-heeled homes are located in varying communities – Tottenville, Emerson Hill and Dongan Hills Colony included. One small, detached home situated on an oversized 120 x 160 lot of land that sold for $2.9 million is located in Midland Beach.

According to SIBOR, the average sales price in the borough this past year was $715,727. Here’s a look at the top 10 most expensive homes sold:
