{"id":101413,"date":"2026-01-15T18:48:25","date_gmt":"2026-01-15T18:48:25","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/101413\/"},"modified":"2026-01-15T18:48:25","modified_gmt":"2026-01-15T18:48:25","slug":"queens-closed-last-quarter-of-2025-with-year-over-year-growth-in-prices-and-closings-report-qns","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/101413\/","title":{"rendered":"Queens closed last quarter of 2025 with year-over-year growth in prices and closings: Report \u2013 QNS"},"content":{"rendered":"<p>In the final quarter of 2025, Queens homes for between one and three families experienced increases in the average sales price and the number of closings, according to a <a href=\"https:\/\/rubensteinpr.app.box.com\/s\/mkoosd2bvvru0vxclkld841i0pftxwc3\" target=\"_blank\" rel=\"noopener nofollow\">report<\/a> by <a href=\"https:\/\/www.bhsusa.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Brown Harris Stevens<\/a>.<\/p>\n<p>Year-over-year, the average price of these homes across the borough rose 8%, from $948,159 in the fourth quarter of 2024 to $1,019,282 in the fourth quarter of 2025. Additionally, the number of closed sales went up 6%, from 1,465 to 1,549.<\/p>\n<p>Apartments in Queens also experienced a jump in the average sales price, up from $509,013 last year to $511,007 this year. However, unlike with the homes in the borough, closed deals for apartments went down, having fallen 9%, from 1,326 in 2024 to 1,201 in 2025.<\/p>\n<p>In northwest Queens, which includes the neighborhoods of <a href=\"https:\/\/qns.com\/neighborhoods\/astoria\/\" rel=\"nofollow noopener\" target=\"_blank\">Astoria<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/ditmars\/\" rel=\"nofollow noopener\" target=\"_blank\">Ditmars<\/a>\u2013<a href=\"https:\/\/qns.com\/neighborhoods\/steinway\/\" rel=\"nofollow noopener\" target=\"_blank\">Steinway<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/east-elmhurst\/\" rel=\"nofollow noopener\" target=\"_blank\">East Elmhurst<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/elmhurst\/\" rel=\"nofollow noopener\" target=\"_blank\">Elmhurst<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/hunters-point\/\" rel=\"nofollow noopener\" target=\"_blank\">Hunters Point<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/jackson-heights\/\" rel=\"nofollow noopener\" target=\"_blank\">Jackson Heights<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/long-island-city\/\" rel=\"nofollow noopener\" target=\"_blank\">Long Island City<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/sunnyside\/\" rel=\"nofollow noopener\" target=\"_blank\">Sunnyside<\/a> and <a href=\"https:\/\/qns.com\/neighborhoods\/woodside\/\" rel=\"nofollow noopener\" target=\"_blank\">Woodside<\/a>, the average price of one-to-three-family homes rose 2% in the fourth quarter, from $1,204,064 in 2024 to $1,232,578 in 2025. Closings for homes in these neighborhoods jumped 17%, from 151 to 177.<\/p>\n<p>Northwest Queens apartments had a 3% drop in both the average price and number of closings. The average price fell from $662,914 in 2024 to $644,232 in 2025. Closings decreased from 332 to 321.\n<\/p>\n<p>Northeast Queens, which is comprised of <a href=\"https:\/\/qns.com\/neighborhoods\/bay-terrace\/\" rel=\"nofollow noopener\" target=\"_blank\">Bay Terrace<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/bayside\/\" rel=\"nofollow noopener\" target=\"_blank\">Bayside<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/bellerose\/\" rel=\"nofollow noopener\" target=\"_blank\">Bellerose<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/college-point\/\" rel=\"nofollow noopener\" target=\"_blank\">College Point<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/douglaston\/\" rel=\"nofollow noopener\" target=\"_blank\">Douglaston<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/floral-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Floral Park<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/flushing\/\" rel=\"nofollow noopener\" target=\"_blank\">Flushing<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/little-neck\/\" rel=\"nofollow noopener\" target=\"_blank\">Little Neck<\/a> and <a href=\"https:\/\/qns.com\/neighborhoods\/whitestone\/\" rel=\"nofollow noopener\" target=\"_blank\">Whitestone<\/a>, also experienced a year-over-year boost in the average price of homes. There was a 6% climb in this price, from $1,126,340 in 2024 to $1,199,227 in 2025. Closed sales, however, declined 8%, from 385 to 356.<\/p>\n<p>Apartments in northeast Queens went down in the average price and the number of closings over this period of time. The average price slid 7%, from $521,817 in the fourth quarter of 2024 to $487,875 in the fourth quarter of 2025. Closed deals plummeted 19%, from 478 in 2024 to 388 in 2025.<\/p>\n<p>Central Queens, made up of <a href=\"https:\/\/qns.com\/neighborhoods\/briarwood\/\" rel=\"nofollow noopener\" target=\"_blank\">Briarwood<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/corona\/\" rel=\"nofollow noopener\" target=\"_blank\">Corona<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/forest-hills\/\" rel=\"nofollow noopener\" target=\"_blank\">Forest Hills<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/fresh-meadows\/\" rel=\"nofollow noopener\" target=\"_blank\">Fresh Meadows<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/glen-oaks\/\" rel=\"nofollow noopener\" target=\"_blank\">Glen Oaks<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/jamaica\/\" rel=\"nofollow noopener\" target=\"_blank\">Jamaica<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/jamaica-estates\/\" rel=\"nofollow noopener\" target=\"_blank\">Jamaica Estates<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/jamaica-hills\/\" rel=\"nofollow noopener\" target=\"_blank\">Jamaica Hills<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/kew-gardens\/\" rel=\"nofollow noopener\" target=\"_blank\">Kew Gardens<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/kew-gardens-hills\/\" rel=\"nofollow noopener\" target=\"_blank\">Kew Gardens Hills<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/rego-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Rego Park<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/richmond-hill\/\" rel=\"nofollow noopener\" target=\"_blank\">Richmond Hill<\/a> and <a href=\"https:\/\/qns.com\/neighborhoods\/woodhaven\/\" rel=\"nofollow noopener\" target=\"_blank\">Woodhaven<\/a>, had large leaps in the average price and closed sales of homes. The average sales price ballooned 9%, from $906,689 in 2024 to $985,398 in 2025, while closings soared 25%, from 326 to 408.<\/p>\n<p>There was also a significant increase in the average apartment prices in these neighborhoods, up from $386,650 in the fourth quarter of 2024 to $445,743 in the fourth quarter of 2025. While gains were made in the average price of apartments, the number of closed sales dropped from 422 in 2024 to 402 in 2025.<\/p>\n<p>One-to-three-family homes went up in average price and closed sales over this period of time in southwest Queens, comprised of Forest Park, <a href=\"https:\/\/qns.com\/neighborhoods\/glendale\/\" rel=\"nofollow noopener\" target=\"_blank\">Glendale<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/maspeth\/\" rel=\"nofollow noopener\" target=\"_blank\">Maspeth<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/middle-village\/\" rel=\"nofollow noopener\" target=\"_blank\">Middle Village<\/a> and <a href=\"https:\/\/qns.com\/neighborhoods\/ridgewood\/\" rel=\"nofollow noopener\" target=\"_blank\">Ridgewood<\/a>. These homes went through a 6% boost in average price, from $970,767 in the fourth quarter of 2024 to $1,025,420 in the fourth quarter of 2025, and a 29% leap in closed sales, from 115 in 2024 to 248 in 2025.<\/p>\n<p>Apartments in southwest Queens had very little change among the average sales prices and closed sales. There was a slight drop in the average price, from $494,838 in 2024 to $493,167 in 2025. Closed sales slid from 14 to 12 over this period of time.<\/p>\n<p>In southeast Queens, which is made up of <a href=\"https:\/\/qns.com\/neighborhoods\/arverne\/\" rel=\"nofollow noopener\" target=\"_blank\">Arverne<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/bayswater\/\" rel=\"nofollow noopener\" target=\"_blank\">Bayswater<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/belle-harbor\/\" rel=\"nofollow noopener\" target=\"_blank\">Belle Harbor<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/breezy-point\/\" rel=\"nofollow noopener\" target=\"_blank\">Breezy Point<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/broad-channel\/\" rel=\"nofollow noopener\" target=\"_blank\">Broad Channel<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/cambria-heights\/\" rel=\"nofollow noopener\" target=\"_blank\">Cambria Heights<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/edgemere\/\" rel=\"nofollow noopener\" target=\"_blank\">Edgemere<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/far-rockaway\/\" rel=\"nofollow noopener\" target=\"_blank\">Far Rockaway<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/hollis\/\" rel=\"nofollow noopener\" target=\"_blank\">Hollis<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/hollis-hills\/\" rel=\"nofollow noopener\" target=\"_blank\">Hollis Hills<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/holliswood\/\" rel=\"nofollow noopener\" target=\"_blank\">Holliswood<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/howard-beach\/\" rel=\"nofollow noopener\" target=\"_blank\">Howard Beach<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/laurelton\/\" rel=\"nofollow noopener\" target=\"_blank\">Laurelton<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/neponsit\/\" rel=\"nofollow noopener\" target=\"_blank\">Neponsit<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/ozone-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Ozone Park<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/queens-village\/\" rel=\"nofollow noopener\" target=\"_blank\">Queens Village<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/the-rockaways\/\" rel=\"nofollow noopener\" target=\"_blank\">Rockaway<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/rockaway-beach\/\" rel=\"nofollow noopener\" target=\"_blank\">Rockaway Beach<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/rockaway-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Rockaway Park<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/rosedale\/\" rel=\"nofollow noopener\" target=\"_blank\">Rosedale<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/south-ozone-park\/\" rel=\"nofollow noopener\" target=\"_blank\">South Ozone Park<\/a>, <a href=\"https:\/\/qns.com\/neighborhoods\/springfield-gardens\/\" rel=\"nofollow noopener\" target=\"_blank\">Springfield Gardens<\/a> and <a href=\"https:\/\/qns.com\/neighborhoods\/st-albans\/\" rel=\"nofollow noopener\" target=\"_blank\">St. Albans<\/a>, the average price of homes rose 10%, from $761,732 in 2024 to $835,768 in 2025, while closed sales sunk 6%, from 488 to 460.<\/p>\n<p>Southeast Queens apartments did not experience any change in the number of closed sales, with 78 in both the fourth quarter of 2024 and the fourth quarter of 2025.
