{"id":106403,"date":"2026-01-20T21:42:14","date_gmt":"2026-01-20T21:42:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/106403\/"},"modified":"2026-01-20T21:42:14","modified_gmt":"2026-01-20T21:42:14","slug":"eliseai-signs-109k-sf-lease-at-chetrit-organizations-401-fifth-avenue-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/106403\/","title":{"rendered":"EliseAI Signs 109K-SF Lease at Chetrit Organization\u2019s 401 Fifth Avenue \u2013 Commercial Observer"},"content":{"rendered":"<p>An artificial intelligence firm focused on housing and health care signed a 109,000-square-foot lease in Midtown, Commercial Observer has learned.<\/p>\n<p>The 10-year lease for <a href=\"https:\/\/commercialobserver.com\/company\/eliseai\/\" title=\"EliseAI\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">EliseAI<\/a> spans half the building at the <a href=\"https:\/\/commercialobserver.com\/company\/chetrit-organization\/\" title=\"Chetrit Organization\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Chetrit Organization<\/a>\u2019s 401 Fifth Avenue in a relocation and expansion from 33 East 33rd Street, according to the tenant broker <a href=\"https:\/\/commercialobserver.com\/company\/jll\/\" title=\"JLL\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/01\/voss-events-takes-three-floors-former-buddha-bar-space\/\" rel=\"nofollow noopener\" target=\"_blank\">Voss Events Takes Three Floors at Former Buddha Bar Space<\/a><\/p>\n<p>Asking rent in the building was $80 per square foot, according to landlord broker <a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>.<\/p>\n<p>\u201cNew York is very special to us; it\u2019s where we started building EliseAI,\u201d Minna Song, EliseAI co-founder and CEO, said in a statement. \u201cChoosing our new home here was critical due to our strong in-person culture and our commitment to creating a truly exceptional experience for our people to collaborate and do their best work. The new space will let us further scale our New York team, contribute to the city\u2019s technology ecosystem, and build the next chapter of AI in housing and healthcare.\u201d<\/p>\n<p>JLL\u2019s Evan Margolin, Valentin Stobetsky, Calum Waddell, Will McGarry and Hale King handled negotiations on behalf of EliseAI, while Brian Waterman, David Waterman and Alex Kesseler from Newmark represented the Chetrit Organization.<\/p>\n<p>\u201c[EliseAI\u2019s] presence brings new energy to the corridor and underscores the continued transformation of the area, particularly as it emerges as a hub for innovative, AI-driven companies,\u201d Juda and Michael Chetrit said in a statement.<\/p>\n<p>The building from 1905, designed by McKim, Mead &amp; White, was formerly known as the Tiffany &amp; Company Building.
