new report<\/a> from PropertyShark analyzed residential property sales across New York City in 2025 to identify trends in the city\u2019s real estate market and determine the most expensive neighborhoods to buy a home.<\/p>\nThe data focused solely on Manhattan, Queens, Brooklyn and the Bronx, with Staten Island excluded from the report.<\/p>\n
In 2025, there were 43 neighborhoods in New York City that boasted a median sales price of at least $1 million, including seven neighborhoods with a median sales price of at least $2 million.<\/p>\n
The most expensive neighborhood, Hudson Yards, topped the list at more than $5.5 million, according to the data.<\/p>\n
Manhattan, which is home to nine of the 10 most expensive neighborhoods, led all boroughs with a median sales price of $1,150,000 during 2025.<\/p>\n
Brooklyn, which houses the tenth-most expensive neighborhood, Cobble Hill, had a median sales price of $867,000, roughly 6% higher than in the previous year.<\/p>\n
Queens and the Bronx had median sales prices of $600,000 and $350,000, respectively, with six Queens neighborhoods and zero Bronx neighborhoods included in the top-50 most expensive across the city.<\/p>\n
