Now it has three deals in 16 months. <\/p>\n<p>MIAMI \u2014 The New York City hotel<br \/>\nmarket can be daunting. It fell out of favor during the depths of COVID, but in<br \/>\nthe past few years, it has again become one of the hottest markets in the<br \/>\ncountry, with ADR, especially for luxury properties, seemingly having no<br \/>\nceiling.<\/p>\n<p>But it never fell out of favor<br \/>\nwith Miami-based investor Gencom.<\/p>\n<p>\u201cIt\u2019s always been a preferred<br \/>\nmarket for us\u2026 We have always had it on the radar,\u201d said Gencom Chief Investment Officer Alessandro Colantonio. \u201cIt\u2019s a market we\u2019ve always wanted to be<br \/>\nin. It was just never the right confluence of pricing, the right story, the<br \/>\nright macroeconomic environment and things just never fell in the right place<br \/>\nwith the stars and moon aligning.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/dist\/images\/icon-quote.svg?tr=w-70%2Ch-45%2Cfo-auto\" class=\"img-responsive\" alt=\"Quote\" title=\"Quote\"\/><\/p>\n<p>It\u2019s a market we\u2019ve always wanted to be in. It was just never the right confluence of pricing, the right story, the right macroeconomic environment and things just never fell in the right place with the stars and moon aligning.<\/p>\n<p>Alessandro Colantonio<\/p>\n<p>The stars and moon finally<br \/>\naligned for Gencom over the last year and a half as the acquisitive investor<br \/>\n<a href=\"https:\/\/www.hotelinvestmenttoday.com\/Deals\/Mergers-and-Acquistions\/Trio-buys-InterCon-Times-Square\" ek-link=\"true\" title=\"acquired the Thompson Central Park in 2024\" target=\"_blank\" rel=\"nofollow noopener\">acquired the Thompson Central Park in 2024<\/a> and the <a href=\"https:\/\/www.hotelinvestmenttoday.com\/Deals\/Mergers-and-Acquistions\/Gencom-enters-NYC-with-Thompson-buy\" ek-link=\"true\" title=\"InterContinental New York&#010;Times Square\" target=\"_blank\" rel=\"nofollow noopener\">InterContinental New York<br \/>\nTimes Square<\/a> in December 2025.<\/p>\n<p>Colanonio said he thought Gencom<br \/>\nwould be done in New York for awhile but the universe had other plans in mind<br \/>\nas the Ritz-Carlton New York Central Park in Midtown Manhattan became available<br \/>\nwhile the company was working on the Intercontinental deal. So,\u00a0<a href=\"https:\/\/www.hotelinvestmenttoday.com\/Deals\/Mergers-and-Acquistions\/Acquisitive-Gencom-adds-Ritz-Carlton-in-NYC\" ek-link=\"true\" title=\"Gencom acquired&#010;its third New York City property in 16 months\" target=\"_blank\" rel=\"nofollow noopener\">Gencom acquired<br \/>\nits third New York City property in 16 months<\/a> in a deal that closed in<br \/>\ntwo-and-a half months (and through two holidays), which is lightning fast in<br \/>\ntoday\u2019s more methodical M&amp;A environment.<\/p>\n<p>\u201cYou have to get the lawyers<br \/>\nmoving and this one even more so, going through the holidays, having our<br \/>\nconversations with our equity partners and figuring out who\u2019s going to provide<br \/>\nthe financing,\u201d he said. \u201cThe track record that we\u2019ve been able to build now in<br \/>\nthis luxury segment has gone a long way when we were reaching out to our<br \/>\npartners to say, \u2018We have this deal. It has a short timeline. Here\u2019s the<br \/>\nbusiness plan.\u2019 We have a great group of investors who understand the deals.<br \/>\nThey understand what we\u2019re doing here. They know the track record. They know<br \/>\nthe relationship with Ritz-Carlton. So, that made it a little bit easier.\u201d<\/p>\n<p>How the deal came<br \/>\ntogether<\/p>\n<p>Colantonio said nailing the<br \/>\nfinance piece with Mexico City-based Banco Inbursa, a frequent collaborator,<br \/>\nwas key to getting everything done so quickly.<\/p>\n<p>\u201cWe didn\u2019t have time to hire a<br \/>\nbroker and run a process like that. We needed to make six, seven or eight calls<br \/>\nto relationship lenders and say, \u2018This is what we want to do.\u2019 The feedback was<br \/>\ntremendous,\u201d he said.<\/p>\n<p>\u201cWithin a few days, we had a<br \/>\nhandful of quotes to sift through, and one relationship lender in particular,<br \/>\nBanco Inbursa, this is our third with them\u2026 We got that figured out very<br \/>\nquickly in early December and everybody knew they had to put their foot on the<br \/>\ngas.\u201d<\/p>\n<p>Ultimately, the lure of the<br \/>\nhistoric hotel, located across the street from Central Park, was too great,<br \/>\nColantonio said.<\/p>\n<p><a href=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/uploadedImages\/Articles\/News_Articles\/Development\/Owners\/Ritz-Carlton%20New%20York%20Central%20Park.jpg?tr=w-1024%2Cfo-auto\" data-fancybox=\"\" class=\"show-zoom\" title=\"The Ritz-Carlton New York Central Park is Gencom&#039;s third acquisition in the city in 16 months.\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/02\/Ritz-Carlton New York Central Park.jpg\" class=\"img-responsive img-fullwidth\" alt=\"The Ritz-Carlton New York Central Park is Gencom's third acquisition in the city in 16 months.\" title=\"The Ritz-Carlton New York Central Park is Gencom's third acquisition in the city in 16 months.\"\/><\/a><\/p>\n<p>The Ritz-Carlton New York Central Park is Gencom&#8217;s third acquisition in the city in 16 months.<\/p>\n<p>\u201cWe thought two big deals in New<br \/>\nYork, we\u2019ll take a little bit of a pause and then this Ritz-Carlton deal came<br \/>\nup\u2026 I said, \u2018This is one of those where, when it becomes available, and it\u2019s<br \/>\nthe right timing, it\u2019s the right pricing, the right dynamic, and we need to move<br \/>\nquickly because this is an asset that we have targeted in our mind for many<br \/>\nyears,\u2019\u201d he said.<\/p>\n<p>While Colantonio said there will<br \/>\nbe some renovations made, mainly to the lobby and guest rooms, one of the main<br \/>\nappeals of the hotel was that the previous owners (Westbrook Partners and Korea<br \/>\nInvestment Corp.) spent a good chunk of money renovating the property in 2019<br \/>\nand there has not been a lot of wear and tear on that work yet.<\/p>\n<p>\u201cIt\u2019s funny, we debated if we<br \/>\nneed to go and completely redo this property\u2026 but there\u2019s something very<br \/>\ncharming about this real estate. It\u2019s old New York luxury and historic. So, to<br \/>\nsome extent, we want to keep a lot of that charm,\u201d he said. \u201cYou want to<br \/>\nrenovate, you want to refresh, you want to improve, but you have to do it in<br \/>\na way that really still celebrates what this is. It\u2019s Central Park, it\u2019s<br \/>\narguably one of the most famous addresses [in New York City]. We<br \/>\ndon\u2019t want to change that too much.\u201d<\/p>\n<p>Gencom pipeline<\/p>\n<p>When asked about Gencom\u2019s<br \/>\npipeline, Colantonio said that after the Ritz-Carlton sale closed, the company<br \/>\nissued an LOI for another luxury asset the next morning. Suffice to say that<br \/>\nColantonio expects his firm to be very active on the buy side in 2026.<\/p>\n<p>\u201cIt was like, ring the bell, celebrate for the<br \/>\nnight, and then let\u2019s work,\u201d he said. \u201cWe have a great pipeline in mind, and<br \/>\nthere are a couple of assets that are similar to the Central Park deal that we\u2019ve<br \/>\nhad our eye on, and maybe it is the right time now to go back and take another<br \/>\nlook.\u201d<\/p>\n<p>When asked about potential<br \/>\ndispositions, Colantonio said that the environment is different right now for<br \/>\nthe assets Gencom holds.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/dist\/images\/icon-quote.svg?tr=w-70%2Ch-45%2Cfo-auto\" class=\"img-responsive\" alt=\"Quote\" title=\"Quote\"\/><\/p>\n<p>For us who take a much longer-term view of the world, the opportunity there this year is maybe more on the refinancing and recapitalization side, versus outright selling of assets.<\/p>\n<p>Alessandro Colantonio<\/p>\n<p>\u201cFor us who take a much<br \/>\nlonger-term view of the world, the opportunity there this year is maybe more on<br \/>\nthe refinancing and recapitalization side, versus outright selling of assets,\u201d<br \/>\nhe said. \u201cWe have a few properties that were two or three years ago vintage,<br \/>\nwhere financing was a little bit frothier at the time, that we\u2019re going to look<br \/>\nto maybe refinance and get some more efficient debt in place, and then evaluate<br \/>\nfrom there.\u201d<\/p>\n<p>Colantonio said the bid-ask<br \/>\nspread has compressed in the past few years.<\/p>\n<p>\u201cIt\u2019s compressed generally across markets that we\u2019re<br \/>\nlooking at and specifically in New York. Part of that is that financing costs<br \/>\nare becoming more attractive to borrowers and buyers. So, we can be a little<br \/>\nmore competitive on the bid. That helps narrow the gap,\u201d he said. \u201cBut I will<br \/>\nalso say that I feel like sellers are valuing certainty and credibility in<br \/>\nexecution, maybe more over the last 24 months.<\/p>\n<p>\u201cEach of these deals that we<br \/>\nlooked at was very competitive. They were brokered and there were multiple<br \/>\nbidders. We had to pitch ourselves to the sellers and say why we were the best<br \/>\nbuyer. Equal to pricing and economics, it came down to: are you a group that\u2019s<br \/>\ngoing to put this under contract and do what you say you\u2019re going to do?\u201d<\/p>\n<p>Colantonio has been with Gencom<br \/>\nfor almost 18 years and said the biggest change in philosophy is the challenge<br \/>\nposed by ground-up development right now.<\/p>\n<p>\u201cWhen I started here, we were definitely balancing<br \/>\nmore existing and ground-up development. We had a lot of development in the<br \/>\npipeline back then.
