They include units whose rents start as low as $752 per month for a Mitchell-Lama development in the Bronx, $814 for a new Brooklyn rental building on Myrtle Avenue and $940 for a Manhattan high-rise near the East River.<\/p>\n
Here\u2019s what you need to know before applications close.<\/p>\n

Mitchell-Lama Evergreen Gardens<\/a><\/p>\n Applications close: Feb. 16<\/p>\n Eligible income: $30,094 \u2013 $202,500<\/p>\n Address: 950 Evergreen Ave.\u00a0<\/p>\n Rent range:\u00a0<\/p>\n $752 \u2013 $1,065 for a studio or one-bedroom\u00a0<\/p>\n $1,268 \u2013 $1,301 for a two-bedroom\u00a0<\/p>\n A Mitchell-Lama housing lottery is ending on Monday, Feb. 16 for Evergreen Gardens, an affordable rental development in the Bronx\u2019s Soundview neighborhood. Evergreen Gardens<\/a> will offer studio, one-bedroom and two-bedroom apartments. In the lottery, 1,000 applicants will be added to the waiting list for studio and one-bedroom units and 500 for the two-bedroom units.\u00a0<\/p>\n Learn more about this rental<\/a>.<\/p>\n How to apply: Submit an online application through NYC Housing Connect<\/a>, the city\u2019s online affordable housing portal, by Feb. 16.<\/p>\n BROOKLYN<\/p>\n IMPACCT Myrtle Residences<\/a><\/p>\n Applications close: Feb. 17<\/p>\n Eligible income: $31,715 \u2013 $140,000<\/p>\n Rent range:\u00a0<\/p>\n $814 \u2013 $1,786 for a studio<\/p>\n $1,026- $2,230 for a one-bedroom\u00a0<\/p>\n $1,165 \u2013 $2,655 for a two-bedroom\u00a0<\/p>\n Address: 778 Myrtle Ave.\u00a0<\/p>\n A newly built affordable housing development on Myrtle Avenue is accepting applications for below-market apartments starting at $814 per month for a studio. IMPACCT Myrtle Residences<\/a> is located on the\u00a0 Bedford-Stuyvesant\/ Bushwick border, near the J, Z, M and G trains.\u00a0<\/p>\n Rents include gas for heating and hot water. Box 592 521 W. 146th St.\u00a0<\/p>\n New York, NY 10031<\/p>\n MANHATTAN<\/p>\n 37th and 1st Apartments<\/a><\/p>\n Applications close: Feb. 18<\/p>\n Eligible income: $37,989 \u2013 $175,000<\/p>\n Rent range:<\/p>\n $940 \u2013 $2,590 for a studio<\/p>\n $995 \u2013 $2,762 for a one-bedroom<\/p>\n $1,168 \u2013 $3,290 for a two-bedroom<\/p>\n Address: 650 First Ave.<\/p>\n This affordable housing lottery is for a below-market rental development in Murray Hill\/Kips Bay, near the East River. Apartments in this pet-friendly, smoke-free building start at $940 per month.\u00a0<\/p>\n 650 1st Ave<\/a>. is located near the 4, 6 and 7 trains. The 11-story development is a converted office building and features 24\/7 lobby security. Each apartment has its own washer and dryer. The building also includes a lounge, fitness center, outdoor terrace and bike storage, though amenity fees apply.\u00a0<\/p>\n Rent is based on AMI and includes hot water. Tenants are responsible for electricity, including electric stoves and heating.<\/p>\n How to apply:\u00a0<\/p>\n Submit an online application through NYC Housing Connect<\/a> by Feb. 18.\u00a0<\/p>\n To apply by mail, request an application by sending a self-addressed envelope to:\u00a0<\/p>\n 37th and 1st Apartment HOW THE HOUSING LOTTERY PROCESS WORKS<\/p>\n All three lotteries are administered through NYC Housing Connect<\/a>. There\u2019s no application fee. Only one application is allowed per household.<\/p>\n After a lottery closes:<\/p>\n applicants receive a randomly assigned log number;<\/p>\n selected applicants are contacted to submit documents verifying income, household size and assets;<\/p>\n final eligibility is determined by city guidelines set by the Department of Housing Preservation and Development (HPD);<\/p>\n If you can\u2019t apply online, you can request a paper application through the addresses listed above.\u00a0<\/p>\n Area median income<\/p>\n As with most city-financed developments, rents increase based on income tiers tied to area median income (AMI): In this case, you may qualify for different rent charges based on whether you\u2019re earning 40%, 60% or 80% of the AMI.<\/p>\n Mitchell Lama developments<\/p>\n As we\u2019ve reported<\/a>, Mitchell-Lama developments<\/a> were designed to provide stable housing for middle-income New Yorkers, often with rents significantly below market rates and stronger tenant protections than typical private rentals.<\/p>\n Rents are based on the Mitchell-Lama program structure instead of the model used in most developments served by city housing lotteries, where rents are more directly connected to income level.
