They include units whose rents start as low as $752 per month for a Mitchell-Lama development in the Bronx, $814 for a new Brooklyn rental building on Myrtle Avenue and $940 for a Manhattan high-rise near the East River.<\/p>\n<p>Here\u2019s what you need to know before applications close.<\/p>\n<p>THE BRONX<\/p>\n<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"1024\" height=\"682\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/02\/BX1.png\" alt=\"\" class=\"wp-image-27759\"  \/>Credit: Courtesy of NYC Housing Connect.<\/p>\n<p><a href=\"https:\/\/housingconnect.nyc.gov\/PublicWeb\/details\/7450\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Mitchell-Lama Evergreen Gardens<\/a><\/p>\n<p>Applications close: Feb. 16<\/p>\n<p>Eligible income: $30,094 \u2013 $202,500<\/p>\n<p>Address: 950 Evergreen Ave.\u00a0<\/p>\n<p>Rent range:\u00a0<\/p>\n<p>$752 \u2013 $1,065 for a studio or one-bedroom\u00a0<\/p>\n<p>$1,268 \u2013 $1,301 for a two-bedroom\u00a0<\/p>\n<p>A Mitchell-Lama housing lottery is ending on Monday, Feb. 16 for Evergreen Gardens, an affordable rental development in the Bronx\u2019s Soundview neighborhood. <a href=\"https:\/\/housingconnect.nyc.gov\/PublicWeb\/details\/7450\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Evergreen Gardens<\/a> will offer studio, one-bedroom and two-bedroom apartments. Apartments in this pet-friendly, smoke-free building start at $940 per month.\u00a0<\/p>\n<p><a href=\"https:\/\/housingconnect.nyc.gov\/PublicWeb\/details\/7314\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">650 1st Ave<\/a>. is located near the 4, 6 and 7 trains. The 11-story development is a converted office building and features 24\/7 lobby security. Each apartment has its own washer and dryer. The building also includes a lounge, fitness center, outdoor terrace and bike storage, though amenity fees apply.\u00a0<\/p>\n<p>Rent is based on AMI and includes hot water. There\u2019s no application fee. Only one application is allowed per household.<\/p>\n<p>After a lottery closes:<\/p>\n<p>applicants receive a randomly assigned log number;<\/p>\n<p>selected applicants are contacted to submit documents verifying income, household size and assets;<\/p>\n<p>final eligibility is determined by city guidelines set by the Department of Housing Preservation and Development (HPD);<\/p>\n<p>If you can\u2019t apply online, you can request a paper application through the addresses listed above.\u00a0<\/p>\n<p>Area median income<\/p>\n<p>As with most city-financed developments, rents increase based on income tiers tied to area median income (AMI): In this case, you may qualify for different rent charges based on whether you\u2019re earning 40%, 60% or 80% of the AMI.<\/p>\n<p>Mitchell Lama developments<\/p>\n<p>As we\u2019ve <a href=\"https:\/\/epicenter-nyc.com\/how-to-buy-an-apartment-in-nyc-for-less-than-13000-yes-this-is-legit\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">reported<\/a>, <a href=\"https:\/\/cu4ml.org\/all-about-the-mitchell-lama-housing-program\/history-of-mitchell-lama\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Mitchell-Lama developments<\/a> were designed to provide stable housing for middle-income New Yorkers, often with rents significantly below market rates and stronger tenant protections than typical private rentals.<\/p>\n<p>Rents are based on the Mitchell-Lama program structure instead of the model used in most developments served by city housing lotteries, where rents are more directly connected to income level.
