{"id":137366,"date":"2026-02-18T14:23:07","date_gmt":"2026-02-18T14:23:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/137366\/"},"modified":"2026-02-18T14:23:07","modified_gmt":"2026-02-18T14:23:07","slug":"500-apartments-proposed-at-1440-rosecrans-ave-in-manhattan-beach","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/137366\/","title":{"rendered":"500 apartments proposed at 1440 Rosecrans Ave. in Manhattan Beach"},"content":{"rendered":"<p>An office building along the Rosecrans corridor in <a href=\"https:\/\/la.urbanize.city\/neighborhood\/manhattan-beach\" rel=\"nofollow noopener\" target=\"_blank\">Manhattan Beach<\/a> is set to give way to a larger multifamily residential complex, according to <a href=\"https:\/\/www.manhattanbeach.gov\/home\/showpublisheddocument\/58309\/639064837351068287\" rel=\"nofollow noopener\" target=\"_blank\">a notice recently published by the Manhattan Beach Community Development Department. <\/a>r<\/p>\n<p>The project, which would rise from a more than five-acre property located at 1440 Rosecrans Avenue, is being developed by <a href=\"https:\/\/la.urbanize.city\/tags\/fairfield-residential\" rel=\"nofollow noopener\" target=\"_blank\">Fairfield Residential.\u00a0<\/a>Plans call for razing the existing 78,000-square-foot building, as well as adjacent surface parking, to permit the new construction of six- and seven-story buildings featuring a combined 500 apartments with parking for 800 vehicles.\u00a0<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-02\/1440%20rosecrans%20ave%201.jpg?itok=TITJorRZ\" rel=\"article-image-set nofollow noopener\" title=\"Google Street View\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/02\/1440 rosecrans ave 1.jpg\" width=\"950\"\/><\/a><br \/>\n1440 Rosecrans AvenueGoogle Street View<\/p>\n<p>According to a project description, the development would include 100 low-income units, making the project eligible for development incentives permitting a larger apartment complex than would be otherwise permitted at this location.<\/p>\n<p>The project is the result of <a href=\"https:\/\/www.manhattanbeach.gov\/departments\/community-development\/planning-and-zoning\/zoning-development-regulations\/residential-overlay-district\" rel=\"nofollow noopener\" target=\"_blank\">Manhattan Beach&#8217;s Residential Overlay District<\/a>, which was established as part of the City&#8217;s 6th Cycle Housing Element in March 2023. The district permits residential and mixed-use projects to be built on commercial properties by-right, predominantly along Sepulveda Boulevard and Rosecrans Avenue.<\/p>\n<p>Fairfield Residential&#8217;s project is expected to have company along Rosecrans.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-02\/1500%20rosecrans%20.jpg?itok=TT4um3Tc\" rel=\"article-image-set nofollow noopener\" title=\"Google Street View\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/02\/1500 rosecrans .jpg\" width=\"950\"\/><\/a><br \/>\n1500 Rosecrans AvenueGoogle Street View<\/p>\n<p>Directly east at 1500 Rosecrans Avenue, another office complex is slated to give way to<a href=\"https:\/\/www.manhattanbeach.gov\/home\/showpublisheddocument\/58187\/639046086217230000\" rel=\"nofollow noopener\" target=\"_blank\"> an eight-story, 550-unit apartment complex<\/a> containing a mix of studio, one-, two-, and three-bedroom dwellings with parking for 751 vehicles. That project, which comes from an entity affiliated with Lincoln Property Company, would provide 110 low- and very low-income units to access development incentives.
